Payment Details

Booking Deposit: To secure an apartment, the tenant must pay 2 weeks' rent plus the cost of the mattress protector and shower curtain. Additionally, a bond of 4 weeks' rent is required if the weekly rent is below $800, and 6 weeks' rent if the weekly rent is $801 or above, payable prior to check-in.
Guarantor: International accepted.
Instalment plan: Full Semester Upfront, Full Year upfront

House Policies

Cancellation Policy

If you wish to cancel your online booking, please let us know in writing via email to the reservations team at UniLodge. Please note there may be a penalty to cancel. Please refer to the cancellation policy in your Letter of Offer.

This is referring to a lease break, lease break fee of $300 plus rent until we find a suitable tenant. The tenant can also look for replacement to take over the lease.

We may at our discretion cancel your application for accommodation should any of the following occur:
           a. the information you provide as part of the application process is false; or
           b. you fail to comply with your obligations in the Booking Terms & Conditions;

Prior to my lease commencing?

If you were not successful in receiving a visa to study in Australia before the commencement of your lease start date, we ask that you complete the following actions:

A written email requesting cancellation, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. You will then be formally advised that your lease agreement will then be cancelled without penalty.

After the commencement of my lease?

If you are cancelling after the commencement of your lease date due to not receiving a visa to study in Australia we ask that you complete the following actions:

A written email notify that you wish to terminate your lease, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. The Property Manager will consider your request for the breaking of your lease and advise whether your request has been accepted.

*Terms and Conditions:

  • The no visa, no pay policy only applies for the following UniLodge Properties: UniLodge @ Metro Adelaide, UniLodge South Bank, UniLodge Royal Melbourne, UniLodge Victoria University and UniLodge @ RMIT Bundoora - Walert House.
  • Offer of no visa no pay policy is current as at 15.11.19.

CANCELLATION POLICY – STRATA BUILDINGS VICTORIA

Once you have entered into an offer and acceptance agreement with the owner, you are legally bound by the Residential Tenancies Act and deemed to be in a leasing arrangement.

We understand that from time-to-time issues can arise with your entry into Australia.

Cancellation without penalty is possible if:

  • you fail to meet student status requirement;
  • you fail to gain lawful entry into Australia
  • you cannot enter Australia due to border closures or restrictions

If you are unable to arrive on your selected date due to flight cancellations, we may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email the property directly.

Cancellation due to:

  • providing false or misleading information during your application or booking process
  • failure to pay your bond or rent in advance
  • failure to sign the Residential Tenancy Agreement when required
  • a change of mind will result in a monetary penalty. This may include forfeiting some or all of your advance rental payment and/or bond payment and is negotiated on a case-by-case basis.

Please note any refundable fees will be processed within 14 days of finalisation of refund.

Cancelllation Policy

No Visa No Pay - Submit your request via post or email to cancel the booking with evidence in writing that your Visa application has been refused and you no longer have a place on your course. 

Initial Cancellation Period/Cooling-Off Period – There is no cooling-off period for this property. You need to pay a cancellation fee if you wish to cancel your booking.  

Terms & Conditions

To cancel your booking, please submit a written request to us. Please note that a cancellation fee equal to 2 weeks' rent will apply. 

No Visa No Pay - Amend arrival date or return of deposit for any Visa Cancellations or decline of Visa Grant after a booking is made. 

International/Domestic Borders Close - Amend arrival date or return of full deposit. 

Cancellation of Flight - Amend arrival date or return of full deposit however will be required to provide proof of cancelled airline ticket prior to amending date or return of deposit. 

Change of mind - Deposit is non-refundable. 

Frequent Asked Question (FAQ's)

What is platform fees?

The Platform Fee is a one-time charge that prioritizes your booking and grants access to exclusive pre and post-landing services, potentially saving up to £1,500. This fee is refundable if UniAcco cannot secure the room category and property you select.

Is it Refundable?

You can get a full refund if you cancel within 24 hours of payment, after which platform fees will not be refunded (To be added on Cancellation Policy also)

Will the booking fee be refunded to the student?

Fee is non-refundable in case the student decides to swap their accommodation from a non-commissionable property to a commissionable property. Platform Fee is refundable to the student if they decide to cancel their booking within the defined “UniAcco Cooling Off Period”. This period will be upto 48 hours from the months April-September and 5 days from the months October-March.

Why should a student book with UniAcco and not directly with the Property Manager?

We will assist the student with the entire booking process. End-to-end handling of the cancellation process for the student. (Platform Fee won’t be refundable to the student in this scenario). Post Move-In Assistance to the student.

Are pets allowed at this property?

Unfortunately, pets are not accepted at this property.

What kind of contracts are offered?

Full Year and Half Year leases are being offered. For requirements are outside of these terms, leave a query.

Is an advanced rental payment required?

Yes. To secure an apartment, the Tenant must pay the first month’s rental Package and any chosen options.
