House Policies
1. Cancellations received before the signed Residential Tenancy Agreement commencement date
- Cancellation requests must be submitted in writing via e-mail to: StayEastEnd@dwellstudent.com.au
- If cancellation is requested before the agreement start date the customer is liable for the payment of rent for the room as stated in the tenancy agreement until an approved replacement is found. Please be aware that dwell East End is obliged to fill rooms that are already vacant before newly departed rooms can be filled, following a queue.
- dwell East End reserves the right to recover reasonable costs (included but not limited to cleaning, advertising, administration costs, and loss of rent) for agreement cancellation and early termination from the holding deposit or bond payments until a replacement tenant is found. A Cancellation /Reletting Fee of $150 applies and must be paid directly to Dwell East End as it cannot be deducted from the bond.
- According to the Residential Agreement, residents are responsible for rental payments for the whole period of their agreement or until such time as an approved replacement is found (whichever comes first).
- dwell East End must approve all replacement tenants. Replacement tenants must be students from a higher education institution and cannot be existing tenants with whom dwell East End already holds an agreement.
2. Cancellations received after the signed Residential Tenancy Agreement commencement date
- Cancellation requests must be lodged by completing a Notice to Leave by Tenant, available upon request at dwell East End Reception.
- A Cancellation /Reletting Fee of $150 applies and must be paid directly to Dwell East End as it cannot be deducted from the bond.
- According to the Residential Agreement, residents are responsible for rental payments for the whole period of their agreement or until such time as a suitable replacement is found (whichever comes first). Please be aware that dwell East End is obliged to fill rooms that are already vacant before newly departed rooms can be filled, following a queue.
- dwell East End must approve all replacement tenants. Replacement tenants must be students from a higher education institution and cannot be existing tenants with whom the dwell East End already holds an agreement.
- The outgoing tenant should allow at least 3 working days for cleaning and maintenance to be done after their departure and before the contract commencement date of the incoming tenant. Rent for such time is payable by the outgoing tenant to dwell East End before departure.
- Departing tenants are required to complete a Bond Claim Form before departure. Bond monies will be processed on the updated end date of the current Residential Tenancy Agreement, subject to apartment inspection following dwell East End Rules.
- On the day of departure, the room key is to be returned to Reception before 10:00 am. Keys returned after 10:00 am will incur additional charges unless prior arrangements have been made with dwell East End Administration.
First Year Domestic Students
If you are a first-year student or a student studying for the first time at University or transferring from a University outside of Adelaide (“First-Year Student”), dwell East End will release any qualifying First Year Student from their agreement up to and including 5.00 pm (AEST) 25 January 2019 should you not receive an offer to study at your chosen institute.
- Documentation with supporting evidence (for example notification from the University) must be received to be released from the agreement.
- Once the documentation is provided then the agreement will cease.
- Your liability under the Residential Agreement will be limited to the Residential Fees and other charges payable under the Residential Agreement from the contract start date to the date East End Management receives the Resident Notification from you.
- Any resident canceling after 25 January 2019 is liable for the payment of residential fees for the room allocated to them until an approved replacement is found.

CANCELLATION OF AN AGREEMENT – DUE TO NO VISA
(International Students)
As an Eligible international student, you can enter into a Residential Tenancy Agreement at dwell East End before receiving and accepting an offer to study at University, with the knowledge that you may apply to terminate your Residential Agreement with limited liability. If you are an international student (students coming from overseas), dwell East End will release any qualifying international students up to and including the first 14 days of your lease agreement.
What should I do if I have declined a Visa?
If you are notified by the Department of Immigration that you have not received a Visa to study in Australia
- You must notify dwell East End Management in writing (Resident Notification) within 3 days from receiving notification from the Department of Immigration. Please send an email with your declined Visa documentation attached to StayEastEnd@dwellstudent.com.au
- If you comply with all of the above terms, your liability under the Residential Agreement will be limited to the Residential Fees and other charges payable under the Residential Agreement from the contract start date to the date dwell East End Management receives the Resident Notification from you. Your holding deposit (1 week's rent) and any advanced rent payment made to dwell East End will be returned to you.
- Any resident canceling after the first 14 days of your lease agreement commencing is liable for rent until a replacement is found.

Yes, if all roommates give approval, and your guarantor is ok with it. dwell will not use roommate matching to match members of the opposite gender.
Typically, residents pay all fees, deposits and the first rent installment before move-in day. Your lease application contains a specific list of everything you need.
