Payment Details
Security Deposit:
A deposit of £150 is required to book your room.
The deposit is protected during your stay and will be refunded in full at the end of your tenancy, provided your room and communal areas are in good condition.
Instalment Plan:
Payment in Full – Pay the entire rent upfront.
Payment in 4 Instalments – Requires a UK guarantor.
Please Note:
If you choose to pay in instalments, you may have to pay an additional premium depending on the room type.
Guarantor:
All tenants must provide a UK-based guarantor or opt for the Leaps Guarantor Waiver Program if paying in instalments instead of full rent upfront.
The guarantor will be responsible for covering any tenancy breaches, including unpaid rent.
You can also choose Leap’s Guarantor Waiver Programme, which allows accommodation providers to enroll applicants without requiring a personal UK-based guarantor.
Please Note:
The guarantor must sign a Guarantor Agreement, which will be emailed to them, and provide the following documents as proof of ID:
Valid passport
Valid driving license
A utility bill dated within the last 3 months

Cooling Off Period
1.1 Standard Cancellation Period
A Student/Tenant can cancel their tenancy agreement within 14 days of signing the contract and paying the deposit.
Cancellation requests must be submitted in writing and received within the 14-day cooling-off period.
1.2 Post-Tenancy Start Date
If the tenancy start date has passed, cancellations are not permitted, even if the request is within the 14-day cooling-off period.
However, the Student/Tenant may arrange for a Tenancy Takeover, as detailed in Section 2.
Replacement Tenancy
2.1 Arranging a Tenancy Takeover
A Student/Tenant who wishes to cancel their agreement after the tenancy start date may find a suitable replacement to take over the tenancy.
The replacement tenant must meet all eligibility criteria and be approved by the property.
2.2 Administration Fee
A £50 administration fee will be charged for processing a Tenancy Takeover.
The original tenant will be released from their agreement only after the new tenant has signed the contract and paid any required fees or deposits.
No Visa, No Pay
3.1 Visa Rejection
International students who require a visa may cancel their tenancy outside the 14-day cooling-off period if their visa application is rejected.
The following conditions apply:
Cancellation must be requested in writing within 7 days of receiving the visa rejection notice.
Evidence of the visa rejection must be provided, such as an official letter or email from the relevant authorities.
No Place, No Pay
4.1 Course Rejections
Students whose course applications are rejected after the tenancy start date may cancel their tenancy under the following conditions:
Notify property in writing within 7 days of receiving the rejection notification.
Provide evidence, such as an official rejection letter from the institution.
4.2 First-Year Undergraduate Students
First-year undergraduate students may cancel their tenancy outside the 14-day cooling-off period, provided they:
Notify property in writing within 7 days of receiving their A-Level results or international equivalent.
Provide evidence, such as a copy of their official results, showing that they have not met the conditions of their course offer.
Other Cancellation Policy
5.1 Refunds
5.1.1 Deposit Refunds
For cancellations approved within the 14-day cooling-off period or under the exceptions outlined above, the deposit will be refunded in full, minus any applicable charges such as the £50 administration fee for Tenancy Takeovers.
5.1.2 No Refunds After Tenancy Start
If the tenancy has started and the cancellation does not meet the conditions of this policy, no refund will be issued.
5.2 Evidence Requirements
All cancellations must include appropriate evidence to support the request, such as:
Official letters or emails from universities, colleges, or visa authorities.
Copies of rejection notices or other relevant documents.
5.3 Contact for Cancellations
Cancellation requests and supporting documentation must be submitted to the property.
Please reference the number of the room you have booked along with the building name in your communication.

Who can accommodate?
Any student doing full-time studies can stay with our properties; your University or College can inform you know if you enrolled as a full-time student.
Am I allowed to live with your accommodation, if I do an internship/placement year?
If you enrolled as a full-time student with university and your internship or placement is a part of your course, you can live with .
How you protect my deposit?
According to law, if you submit your deposit, it will be protected by government-authorised tenancy deposit protection scheme. The scheme applies to all agents and landlords in England and Wales who have an Assured Shorthold Tenancy (AST) agreement with their tenant. Our property managers use MyDeposits(England) and MyDeposits Scotland to protect deposit.
Do I need to pay a utility guarantee fee?
Your rental is inclusive of the utility guarantee fee. You don't need to pay extra amount. It avoids an increase in rent if utility providers increase their charges.
How can I sign the contract?
Management will send a link in a mail to you and your guarantor. In that mail, you can see the terms and condition of the contract. When you accept those, your booking is confirmed, and you have signed the agreement. It is advisable to you to read terms and condition before signing.
What if my university/other organisation agreed to be my guarantor?
You need to include a named person from university or other organisation in your guarantor information. You can use your university or organisation address, and the person must accept the terms and conditions as guarantor.
Who is the witness?
A witness will be a person who is present at the signing of a legal document. He will see the authenticity of the document and personally know the signing of the agreement. The date at which the witness and guarantor signs the contract will be the same. A witness can be anyone over the age of 18 but not your family member if you are booking England property.
