You may cancel within seven days of signing your agreement online. You have the right to the return of your deposit and any rental amounts paid in relation to your booking.

You will lose your right to cancellation as soon as you collect the keys from the reception team even if this is within seven days of signing your agreement.

First year students and first-time residents

If you are a first year student or you are residing in the Building for the first time, you may request to cancel and have any deposit and rental amounts which relate to your booking returned to you if:

You do not receive an unconditional offer from your University. You may request to cancel up to seven days following the release of A Level Results by providing your cancellation request in writing along with supporting evidence that the required results have not been achieved for you to take up your course.
You require a visa to study in the UK, but your visa application has been rejected. You may request to cancel up to seven days after rejection of your visa application and no later than seven days following the release of A-Level results by providing your cancelation request in writing along with supporting evidence that your Visa application has not been successful.
Ongoing students and returning residents

If you are an ongoing student or returning resident of the building, you may request to cancel and have any deposit and rental amounts which relate to your booking returned to you if:

You are notified by your university that your course will be taught 100% online for the next academic year. You may request to cancel up to the 31 March in the year of your next contract starting in September.
Property reserve the right to cancel your booking and resell your room if you fail to collect your key within 14 calendar days of the booking start date. You remain liable for all amounts due under the agreement until the room is sold and for any lost rental amounts between bookings which Property may deduct from any deposit Property hold.

If the first rent instalment is due prior to the booking start date and it is not received as cleared funds within seven days of the due date, Property reserve the right to cancel your booking and resell the room. You remain liable for all amounts due under the agreement until the room is sold and for any lost rental amounts between bookings which Property may deduct from any deposit Property hold.

If after the start date of your booking you would like to be released from the agreement and a replacement resident is found by you who Property believe to be eligible in our absolute discretion, Property will release you from the agreement, from the date the new agreement with the new resident takes effect. Your deposit will then be refunded and Property will charge a fee amount equal to our costs of preparing your room for the new occupant. You will remain responsible for any rental arrears outstanding on the date the agreement ends.

If, after the commencement of your booking, you would like to be released from the agreement but you have not found a replacement resident (as described above) to take over the agreement then Property reserve the right to retain the deposit and you will remain liable for the full rent and other charges detailed in your agreement until the booking ends.

All cancellation requests must be made in writing by emailing or sent directly to your village reception team.

These terms are for direct bookings only and some agreements may differ. The full terms and conditions of your booking can be found in your agreement, which you can access on the resident portal.

In the UK, full time students are currently exempt from Council Tax during their studies so that’s one less cost to worry about. You will need to supply your village with an exemption form (which will provided at check-in), as well as an exemption certificate from your University if requested. If you don’t do this, the local authority may charge us and you will be liable to pay this cost.

The internet provided is completely free of charge (subject to you meeting the conditions in your rental agreement), so you don’t need to pay any extra. To get online, connect to the Ask4 network, open your internet browser and fill in the registration form. Our Wi-Fi is available throughout the building including the study areas and social space.

We make sure there are no hidden costs, so you can budget more effectively. The cost of rent will vary depending on what room you select, but the details of this will be contained in your tenancy agreement.

All students need to provide a guarantor. This should be an adult who is willing to meet the terms and conditions of your agreement if you’re not able to. As part of the booking process, you will be asked to provide your guarantor’s contact details including email address, home address and telephone number before you can accept your offer. Your guarantor will subsequently receive an email with a link to the Guarantor Agreement page.

Yes, you will be asked to sign an assured short hold tenancy agreement or a licence agreement for a minimum tenancy period. These are legally binding contracts. You will be able to see the agreement online before you accept the offer.

If you need to cancel your booking with us, you can do so but you may still be liable to pay your rent if you completed your booking and are outside the cooling off period of seven days. You would need to let us know, in writing, as soon as you know you won’t be living with us. The cancellation policy is outlined your tenancy agreement.

Yes, you’re more than welcome to bring your own television. Don’t forget that you’ll need to buy your own television license. It’s worth checking that you can receive a good reception before buying your licence and installing your TV. That way, you won’t be out of pocket if you find that you’re unhappy with the quality of the picture. Information on TV Licencing can be found at www.tvlicensing.co.uk.

IPTV (an internet TV service) is available in all halls. Residents can access this service for a small additional charge.

As much as we love cuddly animals, there’s a strict no pets policy at all our villages. This includes every type of pet, from goldfish and birds to cats and dogs, with the exception of registered assistance animals.

The bedroom will have a bed, desk, chair, wardrobe and curtains. You will need to bring your own bedding, cooking utensils, plates and cutlery. You may want to wait until you meet your flatmates before buying certain items as you may be able to buy some of them together.

Some of our villages also provide with a dustpan and brush, hoover, mop, mop bucket, iron and ironing board in your kitchen area, please check the Village Guide to see which villages offer these additional items.

You can purchase everything you need at via our online Village Shop. Simply order all your items when you apply for your room and they will be waiting in your room on arrival.

You will be expected to clean your bedroom, shared kitchen, lounge and bathroom areas. Cleaners will ensure the communal areas such as the stairwells are clean.

In Burley Road (Leeds) and Rusholme Place (Manchester), our team will vacuum, mop and wipe down your kitchen and lounge area once a fortnight.

You can have a guest in your room for a maximum of two days. All guests must register with reception on arrival for safety reasons. We would recommend checking with your flatmates too, particularly if you share any spaces with them. Extended visits are not permitted and residents must not in any circumstances allow any other person to reside permanently in their room or the flat common areas.

We know that feeling secure and safe is really important to our residents, that’s why we have Service and Safety teams in our villages. Our villages have CCTV cameras and we conduct safety patrols for the safety of our guests.

If you lose your keys or fob please report this to the village team as soon as possible. We will be able to provide you access to your room whilst you try and find them. We can also provide you with a replacement is they are permanently lost.  Please note you will be charged for replacement fobs and keys.

Full-time students in the UK are exempt from Council Tax while staying at Surrey House, Goldsmiths Student Village. Council Tax is usually already exempt and included in your rent. If required, you can download a Council Tax Exemption Certificate from your university and submit it to your local council.
