1. Termination prior to the Commencement Date

1. Where this agreement has been entered into before 17th July 2026, the Tenant may terminate this agreement within a “cooling off” period of 14 calendar days from accepting the date of this agreement, so long as the keys for the Room have not been collected by the Tenant (Cooling Off Period).

2. The Tenant shall also be entitled to terminate this agreement where the Tenant has withdrawn from, been excluded from, or refused admission to their University of study, or if the Tenant has been absent from their course for more than 60 days due to illness and has agreed with their University to suspend their studies.

3. Where the Tenant terminates this agreement in accordance with clause 18.2:

  1. the Tenant must provide at least 4 weeks’ written notice to the Landlord;
  2. said notice must state the Tenant’s intended date of departure;
  3. the Tenant must at the time of providing written notice give evidence which is reasonably satisfactory to the Landlord of the Tenant’s non- student status or their suspension from their studies due to illness; and
  4. the Tenant must give vacant possession of the Room to the Landlord on or before the intended departure date identified in the notice.

4. In addition, the Tenant may request a cancellation of this agreement by
writing us before 1st September 2026 in respect of
the following circumstances:

  1.  the Tenant has withdrawn from university due to a medical condition;
  2.  the Tenant did not qualify for a space at the University, or was forced to withdraw or was rejected from the course due to exam results;
  3.  the Tenant is unable to accept a place on their University programme due to a failure to receive a visa to study in the UK in sufficient time to enrol on the programme; or
  4.  such other exceptional circumstances

2. and in any case the Tenant shall provide documentary evidence of the relevant
circumstances.
3. Any cancellation request shall be considered by the Landlord acting in their sole
discretion, acting reasonably.

4. After collecting the keys for the Room, the Tenancy cannot be cancelled regardless of whether the 14 day “cooling off” period or 1st September 2026 cut-off date has passed, save for as provided by the remainder of this agreement.

5. If the Cooling Off Period has passed and none of the conditions for cancellation before 1st September 2026 apply or if the keys have already been collected by the Tenant regardless of the date, the Tenant will be liable for the full Rent for the Contractual Term until a suitable replacement Tenant is found.

6. This agreement may not be terminated after 1st September 2026 unless exceptional circumstances above apply and documentation supporting this is provided to the Landlord. Any request by the Tenant for the termination of this agreement shall be considered by the Landlord acting in their sole discretion.

7. It is the Tenant’s responsibility to pay the Rent according to the Payment Schedule and find a suitable replacement.

8. A suitable replacement tenant must be a full-time student able to accept a tenancy
of the Room under the same conditions as the original Tenant.

9. A suitable replacement tenant needs to provide evidence of adequate funding and a
suitable Guarantor or pay the Rent in full in advance.
