Studio located on the ground floor of a house in line in the historic center of Udine. It is a newly renovated studio with a sofa bed on the wall, so it is in fact a double bed. The kitchen is small but functional, there is no oven. The heating is autonomous and electric. There is no air conditioning because it is not necessary given the size of the perimeter stone walls, well-insulated, but the property is equipped with a dehumidifier. The washing machine is also a dryer. The area is well served by public transport and the train and bus station is easily reachable on foot. IMPORTANT: Security deposit and admin fee, for initial and final cleaning, must be transferred to the landlord maximum of two weeks before the move-in date. RENTAL CONDITION: As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one week prior to check-in. If you can’t get one on time a charge will be applied; The rental agreement must be signed prior to check-in. Failure to do so will result in the impossibility to enter the apartment; Rent includes all utilities based on normal use; if you exceed the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement; Internet wi-fi, water, building expenses, and contract registration costs are included in the rental price; If you wish to leave the flat earlier, you just need to inform us by giving a notice period of at least 21 days; Check-in time: every day from 3 pm to 9 pm; Check-out time: by 11 am. EXTRA PAYMENT: Once your reservation is confirmed, we will immediately be in touch with you to ask you to pay: the security deposit, equal to a month's rent, and the cleaning fee (cost starting from €175).
