Apartment in historic building of the Umbertinian era, located on the second floor (noble floor), entering you have the common area with kitchenette equipped with induction hobs and electric oven, utility room with washing machine available for guests, a long corridor with room 1 and 2 with their bathrooms in front of the door of each room, at the end of the corridor room 3 and room 4, the latter two rooms have a bathroom in the room. The room 1-2-3 have a small balcony each overlooking the square. BOOKING CONDITIONS: - Minimum stay: 1 month - Maximum stay: 12 months (renewable) - Deposit: equal to one monthly rent for stays between 1 and 3 months, and equal to two monthly rents for stays from 4 to 12 months - The deposit must be paid upon check-in, otherwise the property will be available again for other customers - For long stays, the rent can be paid on a monthly basis - Before the start of the lease, the first month's rent and the deposit must be paid in full - Before proceeding with the lease, the tenant must sign the lease and accept the terms and the conditions of the service - In order to proceed with the rent of the apartment a document that states the reasons for the stay in Italy (studying or working reason) is required - The apartment is available for both private and corporate rentals - For rental contracts in the name of companies, a 30% surcharge is required THE PRICE INCLUDES: -VAT -Check-in and check-out during office hours on working days from Monday to Friday (from 09:00 am to 19:00 pm) - Assistance service, also in English -Expenditure on registration of the first contract (in the event of renewal, the costs will be charged to the customer) - It is possible to organize a free visit to the property during office hours THE PRICE DOES NOT INCLUDES: Utilities and water, for which a fixed monthly price must be paid starting from the second month together with the monthly payment. Depending on the type of the apartment rented, the fixed prices of the utilities is: -40 euros In case tenants exceed the fixed monthly price for the utilities, the balance must be paid at the check-out. CHECK-IN/CHECK-OUT: - Check-in and check-out at the apartment after office hours and office days (extra cost of €30 from 7:30 am to 09:00 am and from 19:00 pm to 21:00 pm) only upon request and acceptance by the structure. - Check-in and check-out are not accepted on Sundays and on holiday days TO KNOW: - In case of contract renewal registration fees will not be included (50 €) - Initial and final cleaning service is mandatory and must be paid at check-in (30 euro) - Weekly or bi-weekly cleaning available on request - For stays of one month or more, it is necessary to be in possession of the Tax Code (for information ask our dedicated assistance service from our Staff) DEPOSIT: - At check-out, if no damage is found to the apartment and all pending costs are paid, the deposit will be returned within 14 days after check-out. CANCELLATION AND CANCELLATION POLICY: -In case of cancellation of the booking with 90 days notice with respect to the arrival date, 25% of the total amount of the reservation will be retained, between 89 and 30 days the 50% of the total amount of the reservation will be retained, with less than 30 days notice 100% of the amount of the reservation will be retained - Once the rental period has begun, it is possible to cancel the contract with 90 days notice without incurring penalties, otherwise the entire deposit or part of it will be withheld. -At check-out, if no damage is found to the apartment and all pending costs are paid, the deposit will be returned within 14 days after check-out.
