*Booking conditions: Maximum stay: 12 months (renewable) - Deposit: equal to one monthly rent for stays between 1 and 3 months, and equal to two monthly rents for stays from 4 to 12 months. - The deposit must be paid upon check-in, otherwise the property will be available again for other customers. - For long stays, the rent can be paid on a monthly basis. - Before the start of the lease, the first month's rent and the deposit must be paid in full. - Before proceeding with the lease, the tenant must sign the lease and accept the terms and the conditions of the service. - In order to proceed with the rent of the apartment a document that states the reasons for the stay in Italy (studying or working reason) is required. - The apartment is available for both private and corporate rentals. - For corporate rentals a 30% surcharge is required. THE PRICE INCLUDES: -VAT -Check-in and check-out during office hours on working days from Monday To Saturday (from 3pm until 7pm). - Assistance service, also in English -Contract registration fee (in case of renewal, the costs will be charged to the customer) - It is possible to arrange a free visit to the property during office hours THE PRICE DOES NOT INCLUDE: Utilities. A fixed monthly price must be paid starting from the second month together with the monthly payment. Depending on the type of the apartment rented, the fixed prices of the utilities are: - Studio 50 euros - 1 bedroom-apartments 75 euros - 2 bedroom-apartments 100 euros - 3 bedroom-apartments and above 150 euros In case tenants exceed the fixed monthly price for the utilities, the balance must be paid upon the check-out. CHECK-IN/CHECK-OUT: - Check-in and check-out at the apartment out of office hours is possible upon request only and after the office acceptance. Tt requires an extra cost of €30. - Check-in and check-out are not accepted on Sundays and holidays. Please Note: ? In case of renewal of the contract, registration fees (50 €) will not be included ? Initial and final cleaning service and first linen are required to pay at the time of check-in together with the security deposit (150 € for one-room apartments; 200 € for two-room apartments; 250 € for three-room apartments or more). We do not accept requests for final cleaning done by the customer. ? Although the final cleaning is done by us, the apartment must be left tidy, without food, garbage, private clothing or items purchased during the stay, it must be left in conditions similar to how it was delivered, in case of failure to fulfill to what is requested above, the property avails itself of the right to withhold the security deposit in part or in full. ? Weekly or biweekly cleaning available upon request ? For stays longer than one month it is necessary to be in possession of the Tax Code (for information ask our dedicated assistance service). DEPOSIT: - Upon check-out if no damage is found to the apartment and all pending costs are paid the deposit will be returned within 14 days after check-out. CANCELLATION POLICY: -In case of booking cancellation with a 90-day notice before the arrival date, 25% of the total amount of the reservation will be retained, between 89 and 30 days the 50% of the total amount of the reservation will be retained, in case of notice shorter than 30 days 100% of the amount of the reservation will be retained. - Once the rental period has begun, it is possible to cancel the contract with a 90-day notice without incurring in penalties, in case of shorter notices the entire deposit or part of it will be withheld. -At check-out, if no damage is found to the apartment and all pending costs are paid, the deposit will be returned within 14 days after check-out.
