English version below: Hallo an alle Interessierten, mein Name ist Sascha. Ich möchte meine 4-Raum-Wohnung für einen Zeitraum von 10 bis 11 Monaten untervermieten. Mein Sohn verbringt ein Auslandsjahr, und ich werde in dieser Zeit vorübergehend woanders wohnen. Die Wohnung befindet sich in einem sehr guten Zustand. Wir haben sie im Februar 2025 bezogen, nachdem sie umfassend renoviert und saniert worden war. Die Wohnfläche beträgt knapp 80 m2 und umfasst: ein großes Kinderzimmer ein großzügiges Schlafzimmer mit direktem Anschluss an das Wohnzimmer ein weiteres kleines Zimmer, das sich als Kinderzimmer, Gästezimmer oder Büro eignet eine Küche ein Badezimmer mit Badewanne einen großzügigen Balkon Die Einbauküche wurde von mir neu angeschafft und fachgerecht eingebaut. Auch das Badezimmer wurde im Zuge der Sanierung vollständig erneuert. Die Wohnung wird vollständig möbliert vermietet. Sämtliche Möbel sowie elektrische Geräte verbleiben in der Wohnung und können genutzt werden. Persönliche Gegenstände aus Schränken und Regalen werde ich entfernen oder im Keller einlagern. Der Keller steht daher während der Mietzeit leider nicht zur Verfügung. Monatliche Kosten belaufen sich inkl. Heiz-, Betriebs und Nebenkosten, sowie, Internet, Strom, GEZ, ProPotsdam-Untervermietungsgebühr und Möbel/Elektrogeräte-Nutzungspauschale auf 1400€. As I will be using the basement for storage, it will unfortunately not be available during the sublet period. The total monthly rent amounts to €1,400, including heating, operating and utility costs, internet, electricity, the German broadcasting fee (Rundfunkbeitrag), the ProPotsdam subletting surcharge, and the usage fee for furniture and electrical appliances.
