Cooling-Off Period:

• Ends 48 hours after payment of the deposit or on the tenancy start date (whichever comes first).

• If cancelled in writing during this period → full refund of deposit.

Before tenancy agreement is signed:

• If cancelled after the cooling-off period or you fail to sign the tenancy agreement → booking may be cancelled and deposit is non-refundable.

Unforeseen Circumstances (Visa/University Refusal):

• If your student visa is refused or university admission is not granted, you can cancel and receive a full refund of deposit and fees.

• Must provide written proof, Refund Form, and at least 3 days’ notice before tenancy start date.

Cancellation by Scape:

• If false/misleading info is provided or obligations are not met, Scape may cancel the booking and retain the deposit/fees (subject to state law).
