If cancelled after the cooling-off period or you fail to sign the tenancy agreement → booking may be cancelled and deposit is non-refundable.

Unforeseen Circumstances (Visa/University Refusal):

If your student visa is refused or university admission is not granted, you can cancel and receive a full refund of deposit and fees.

Must provide written proof, Refund Form, and at least 3 days’ notice before tenancy start date.
