House Policies
If you have signed your tenancy agreement you are bound to pay the rent for the fixed time period set out in your agreement.
If you vacate or leave the property prior to the end of the term of your tenancy you cannot claim a refund on any of the rent, money or fees paid unless a replacement tenant is found for the property and a £50 + VAT cancellation fee applies as a result of your early departure.
If you are not granted a visa for entry and stay in the UK and your visa application is rejected within 8 weeks of the tenancy’s commencement date, you can claim your deposit back. A £50 + VAT cancellation fee will be deducted from your deposit.
If sufficient evidence is provided no less than 8 weeks prior to the tenancy commencement proving that your visa application has been rejected, you can claim a refund of any rent, money or fees paid.

Yes, but if you cannot find a UK based guarantor, you can either pay for your rent upfront and get a 3% discount (available for bookings of 39 weeks or more) or you can register with ‘Housing Hand’, for further information, please email: admin@finddigs.co.uk.
Your rent will be due by the first day of your tenancy. If your payment is not received by then, you will not be allowed to enter the room. For international payments, please make the transfer at least 5 working days prior to the commencement of your tenancy.
In the event that you are paying your rent from your student loan, please send us proof of your loan timetable and we will postpone the payment dates to match your loan.
No. There is a strict non-smoking and anti-drug policy in our buildings. Anyone caught smoking on site a £50 charge will be deducted from their deposit and anyone caught using illegal substances, we will contact the local authorities.
Your deposit will be returned 4 weeks after your departure. Please make sure that you fill in a deposit return form prior to your departure, please request one from the on-site staff. Please note that in cases of damage or late payments your deposit might be reduced
