Cancellation Policy
We promise to be upfront about all the costs you’ll face to rent a room from us, and as such we implement a straightforward cancellation policy.
This policy sets out the process for requesting a cancellation and the fees involved.
- Cancelling more than 30 days before agreement start date
- You can cancel a tenancy agreement without penalty provided written notice has been provided to the relevant property at least 30 days prior to the agreement start date.
- Cancelling less than 30 days before agreement start date
- If cancellation is made less than 30 days before the agreement start date you will be charged a break lease fee of 2 weeks rent.
- Cancelling if you do not receive a Visa or Placement to study in Australia
- If you have not received your visa or placement to study in Australia, you must notify the relevant property in writing no less than 7 days prior to the start of your agreement and provide evidence clearly showing that you cannot enter the country. You will not be penalised provided you provide sufficient evidence and notification at this time. *See below for further information on sufficient evidence.
- Your payments to date can either be refunded or transferred to a new agreement at a later date and your current agreement will be cancelled.
- You may choose to continue your agreement in anticipation that you will be accepted and receive a visa and you will then be liable for all ongoing obligations of the agreement.
- *Sufficient Evidence – cancellation due to visa.
- To request a cancellation under the Policy a written letter is required from the Department of Immigration and Border Protection (DIBP) that you have been refused a visa. This letter must be submitted to the property at which your booking is held.
- A copy of the refusal notice issued by the DIBP should accompany your request for cancellation. The manager of the property will consider your request for cancellation and advise you whether your request has been accepted under the terms of the Policy. Their decision is final. Due to all bonds being lodged with the relevant state authority the time it takes for you to receive your bond refund is not determined by the property. Any advance rent paid to the property as part of your deposit will be refunded within 14 - 28 days.
- *Sufficient Evidence – cancellation due to placement.
- To request a cancellation under the Policy a written letter must be submitted to the property at which your booking is held within 72 hours of you receiving notification from your relevant institution that you have not been accepted into that university. Supporting documentation from the tertiary admissions centre should accompany your request for cancellation. The manager of the property will consider your request for cancellation and advise you whether your request has been accepted under the terms of the Policy. Their decision is final. Due to all bonds being lodged with the relevant state authority the time it takes for you to receive your bond refund is not determined by the property team. Any advance rent paid to the company as part of your deposit will be refunded within 14 days – 28 days.
- Deferment of a booking due to late receipt of a visa after the commencement date of a lease, or if Australian borders close before they enter Australia.
- A customer can defer their lease due to late receipt of their visa or if Australia announce border closures which results in them needing to postpone the commencement date of their university course/arrival to Australia.
- We will transfer the student’s lease commencement date to align with the contract start dates for the following semester. We will endeavour to uphold all booking conditions in this process however, this is subject to availability. There may be an increase in pricing between semesters and the rental commitment for the deferred booking will be equal to the corresponding advertised rate for that Semester.
- Cancellation of a booking due to Border Closures
- If Australia closes their international borders, you must notify the relevant property in writing no less than 30 days prior to the start of your agreement that you wish to cancel your booking. You will not be penalised provided you provide sufficient evidence and notification at this time.
- Your payments to date can either be refunded or transferred to a new agreement at a later date and your current agreement will be cancelled – See Deferment option above.
- You may choose to continue your agreement in anticipation that the borders will open, and you will then be liable for all ongoing obligations of the agreement.
Frequent Asked Question (FAQ's)
Do I need to pay a deposit/bond?
Yes, when you book you are required to pay a 2-week deposit to reserve your room which will go towards your rent. You are also required to pay a bond (equivalent to 4 weeks rent) before checking in. This will be registered with the RTBA (VIC) or the DMIRS (WA) and held as a security deposit for the duration of your stay. It will be then be refunded at the end of the tenancy provided you have no outstanding rent, damages to the room or cleaning fees. If you book a short-stay you do not need to pay a bond. We only require a $100 admin fee. If there are any damages to your room when you leave you may be charged
Do you provide single-gender only accommodation?
All of our properties are mixed genders but automatically split into single male or female apartments. If you would like to live with friends of mixed genders we are happy to house you together or if you identify as neither male nor female you can be allocated any apartment you would prefer. This is subject to demand and flat availability so we’d recommend getting in touch as early as you can with any requests.
Where can I smoke?
We don’t allow smoking inside your residence, but you’re free to smoke outside.
Can I have friends or family to stay?
If you are in a shared apartment you cannot have any overnight guests. If you are in a studio apartment and would be happy to share your double bed, you can have a guest for a night or two. We have a strict policy regarding guests sleeping on the floor due to this being a fire safety regulation.
What documents do I need to check-in?
Before you arrive we will ask you to upload some documents to the Student Portal. We will need to see a copy of your Confirmation of Enrolment or Acceptance Confirmation from your institution and a copy of your Passport or other official ID. If you are an international student we will need a copy of your visa.
How do I pay rent?
If you select to pay your rent fortnightly, you'll need to register for Direct Debit before you move in, then your payments will be collected automatically when they are due, easy! If you choose to pay in full you'll need to pay with a credit or debit card via the Student Portal.
Can I pay rent by bank transfer?
We ask students to pay their rent by Direct Debit or via the Student Portal as it is safer and more efficient, but in some instances you may be able to pay by bank transfer, speak to the team for more information.
