Tenancy Dates 51 Weeks 12th Sept 2020 “ 3rd Sept 2021 Payment Options Payment can be made using one of the following options: 1) A single payment in advance. 2) Three termly payments. Deposit Following a successful application all we require is your deposit payment of £250 to secure your room. This deposit is subject to the cancellation policy; see below. Please note that payment of the deposit is a term of the tenancy agreement. The deposit will be returned at the end of the tenancy less any deductions for breakages, damages or losses by the tenant. Prices and Booking Information Termly payment plans are only available to those with a UK based guarantor. If no UK based guarantor is provided, the prospective tenant will be required to pay annually before the Tenancy starts. Please be aware that you must be a full time student to be exempt from council tax.
House Policies
Cancellation Policy AY 24/25
1. We offer 7 day free cancellations which starts from when your booking is all completed. If you book on or after 1st August for the academic year due to commence in the following month of September, the Cooling-Off Period will reduce to 48 hours from the date and time you sign the Tenancy Agreement / Licence.
If you’ve paid your deposit it’s protected through Deposit Protection Scheme (DPS) so we’ll process the return of this. The deposit refund could take up to 30 days from when we request it. Read more about DPS on our blog here.
For all charges relating to contract cancellation please view your Tenancy Agreement or email us.
2. If you need to cancel your contract, you’ll need to find someone else to take over your agreement with us. We’ll do our best to help you with this. Until you find someone, you’re bound to the contract so will have to pay the rent. You’re released from your contract once you’ve found a replacement tenant and they’ve finished their cooling off period.

Meadow Court FAQs
Absolutely! Just ensure you include their names on your application and, availability permitting, we will allocate you all to the same cluster flat. Some of our properties also offer Dual Occupancy in Studio apartments, this means couples can live together and share the costs. Please contact the property if you would like further information.
As part of your application you are asked if you have certain preferences in people you wish to share with, such as gender of flatmates. You can also add any other preferences on your application such as year of study etc. We cannot guarantee all preferences will be met and we will not discriminate when allocating rooms.
No, we do not charge a booking fee, just a refundable deposit at the time of booking.
The deposit is £250.00 and is payable at the time of making your application. After your 14-day cooling-off period your deposit will be held by a Deposit Protection Scheme. Details of which will be sent directly to you after your deposit has been lodged with them. This information is also listed with your Tenancy Documentation for you to sign upon booking.
A guarantor is someone who will fulfill your contractual obligations if you fail to do so – this includes paying any rent or other monies owed to us if they are not paid by you. Your guarantor must be over the age of 18 and live in the UK. They must be financially capable of covering your payment commitments, if necessary. The guarantor must provide copies of a photo ID and proof of residence, dated within the last 3 months. This could be a utility or council tax bill.
After you have made your booking and paid the deposit we will allocate you a room and send you tenancy documents to sign. If you are paying by installments then your guarantor will also need to sign. We need original signatures on this documentation, as it is legally binding. Therefore please post or hand deliver to the relevant property address. Please do not post to the landlord address of Manchester International Office Centre.
If posting or handing to the site is difficult for you. For example, if you are overseas, then we will accept scanned copies to speed up the booking process. However, we must also receive the original signatures within 14 days. Failing to submit original signed Tenancy Documents will affect your booking and/or move-in process.
