Bookings made prior to 1 June 2021
If you sign your Tenancy Agreement prior to 1 June 2021 and you have notcollected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by email to the Residence Manager at the Property, with no penalty. Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.
Bookings made on or after 1 June 2021
If you sign your Tenancy Agreement on or after 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.
Cancelling outside the Cooling-Off Period
Outside the Cooling-Off Period, you may request to cancel your Tenancy, by notice in writing or by e-mail to the Residence Manager at the Property. However, you will remain liable for the Rent payable under the Tenancy Agreement until a suitable replacement tenant has been found.
Cancelling as you do not receive your visa
If you are not successful in being awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere.
If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:
1. You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and
2.You provide the Residence Manager with a copy of your rejection
letter from the embassy or visa office.

If you are not successful in obtaining your place at your chosen University, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:
3.You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, before 25 August 2021; and
4. You provide the Residence Manager with a copy of your rejection letter from the University or UCAS. Once we have your request, we will confirm receipt and refund your Advance Rent Payment of £250.00, together with any other rent payments you may have made.
COVID 2021
In response to the latest COVID-19 lockdown in the UK, The Student Housing Company today announces a rental discount for eligible students 50% of the Rent payable in relation to the six-week period between 5 January 2021 and 15 February 2021 (inclusive), subject to the Terms and Conditions set out below (the “Rental Discount”).
1. Unless the context otherwise requires, words and expressions defined in your Tenancy Agreement with The Student Housing Company shall have the same meanings in these Terms and Conditions.
2. To benefit from the Rental Discount, you, the Tenant, must
- -have a current Tenancy Agreement with The Student Housing Company for the 2020/2021 academic year and must have moved into your Room prior to 5 January 2021;
-not live in the Building for a period of time between 5 January 2021 and 15 February 2021, inclusive (the “Discount Period”);
-submit a fully completed support form for your Rental Discount by 23:59 UK time on 31 January 2021;
-pay your Rent directly to The Student Housing Company;
-not be in arrears of Rent, or owe any other sums to the Landlord, when you apply for the Rental Discount or when the Rental Discount is due to be credited to your account; and
-not cancel your Tenancy Agreement pursuant to the Coronavirus (Scotland) (No. 2) Act 2020 (or any extension or re-enactment of that Act)*.
3. The Rental Discount to which you will, subject to these Terms and Conditions, be entitled will be 50% of the Rent payable in respect of the period during the Discount Period during which you were not in occupation of the Building (rounded down to the nearest number of complete days).
4. Upon receipt of your support form, we will assess whether you are eligible to receive a Rental Discount and will let you know if you have been successful by 14 February 2021.
5. Applications for Rental Discounts may only be made by submitting the support form and may only be made by you, the Tenant. Any support forms for a Rental Discount made by any means other than the support form, or by anyone other than the Tenant (including support forms made by Guarantors or parents), or any support forms that are submitted later than 23:59 UK time on 31 January 2021, will be rejected.
6. If we confirm that you are eligible to receive a Rental Discount, we will credit against the final instalment of Rent payable under your Tenancy Agreement an amount equal to 50% of the Rent paid in respect of the period during the Discount Period that you were not in occupation of the Building. If you fail to pay the full amount of the final instalment of Rent payable under your Tenancy Agreement (discounted by the amount of the Rental Discount to which you are entitled), on the due date, or if on that date you are otherwise in arrears of any other amount due to the Landlord, your Rental Discount will be dis-applied and you will remain liable for the full amount of the final Instalment of Rent originally payable under your Tenancy Agreement, together with any other sums you may owe to the Landlord.
7. If you are not liable to pay any further instalments of Rent (as a result of you having paid all of your Rent in advance), we will arrange payment of any Rental Discount payable to you when you vacate the Property, subject to you not then owing any other amounts to the Landlord.
