Payment Details
Booking Deposit:
1. Property requires you to pay £250 at the time of booking.
2. This will be offset with your first rental installment.
Security Deposit:
You need to pay £250 as a deposit to secure your room with the property.
Installment Plan:
1. Full payment / 1st instalment and £250 deposit – Monday 11th August 2025
2. 2nd instalment – Monday 12th January 2026
3. 3rd Instalment – Monday 27th April 2026
Please note: Termly payment plans are only available to those with a UK based guarantor. If no UK based guarantor is provided, the prospective tenant will be required to pay annually before the tenancy starts.
Guarantor:
1. If you choose to pay by instalments, you’ll need a UK-based guarantor.
2. If you pay your rent annually you won’t need a guarantor.
3. If you’re an International customer and wish to pay by instalments, Housing Hand can act as your Guarantor.
4. Your guarantor must be a UK resident, in professional full-time employment. They’ll need to provide proof of ID and proof of address, like a utility bill dated within the last three months.

House Policies
Cancellation Policy
1. Unless the Tenancy Agreement has already commenced (meaning the Tenancy Start Date is on or before the date the Tenancy Agreement is dated) you may cancel your Tenancy Agreement (by giving us written notice of cancellation) at any time during the period ending on the date 14 days after the date we confirm your booking is complete (the “Initial Cancellation Period”). If you cancel the Tenancy Agreement during the Initial Cancellation Period, we will make no charge and will return to you your Security Deposit in full.
2. Outside the Initial Cancellation Period, you will remain liable for the rental monies due under the Tenancy Agreement for the whole of the Tenancy Period or until a replacement tenant (who is satisfactory to the Landlord) is found for your Room. If the Tenancy Agreement is cancelled and a replacement tenant is found after the cooling off period but before the start date of the tenancy, an administration fee of £50 will be charged prior to Prime processing your cancellation and accepting the replacement tenant. If a replacement tenant is found after you have moved in after the start date of your tenancy, an administration/cleaning fee of £150 will be charged prior to Prime processing your cancellation and accepting the replacement tenant. If we confirm to you that a satisfactory replacement tenant has been found for your Room, and the cancellation fee has been paid, we will then release you from your Tenancy Agreement with effect from the start date of the new tenancy agreement with the replacement tenant. The entering into a new tenancy agreement with a replacement tenant will be entirely at the discretion of the Landlord/Management Company.
Frequent Asked Question (FAQ's)
Can I live with my friends?
Absolutely! Just ensure you include their names on your application and, availability permitting, we will allocate you all to the same cluster flat. Some of our properties also offer Dual Occupancy in Studio apartments, this means couples can live together and share the costs. Please contact the property if you would like further information.
Can I choose who I share with?
As part of your application you are asked if you have certain preferences in people you wish to share with, such as gender of flatmates. You can also add any other preferences on your application such as year of study etc. We cannot guarantee all preferences will be met and we will not discriminate when allocating rooms.
Is there a booking fee?
No, we do not charge a booking fee, just a refundable deposit at the time of booking.
How much is the deposit and when do I need to pay this?
The deposit is £250.00 and is payable at the time of making your application. After your 14-day cooling-off period your deposit will be held by a Deposit Protection Scheme. Details of which will be sent directly to you after your deposit has been lodged with them. This information is also listed with your Tenancy Documentation for you to sign upon booking.
What is a guarantor?
A guarantor is someone who will fulfill your contractual obligations if you fail to do so – this includes paying any rent or other monies owed to us if they are not paid by you. Your guarantor must be over the age of 18 and live in the UK. They must be financially capable of covering your payment commitments, if necessary. The guarantor must provide copies of a photo ID and proof of residence, dated within the last 3 months. This could be a utility or council tax bill.
What is the next stage after booking?
After you have made your booking and paid the deposit we will allocate you a room and send you tenancy documents to sign. If you are paying by installments then your guarantor will also need to sign. We need original signatures on this documentation, as it is legally binding. Therefore please post or hand deliver to the relevant property address. Please do not post to the landlord address of Manchester International Office Centre.
Can I scan and email the Tenancy Documents?
If posting or handing to the site is difficult for you. For example, if you are overseas, then we will accept scanned copies to speed up the booking process. However, we must also receive the original signatures within 14 days. Failing to submit original signed Tenancy Documents will affect your booking and/or move-in process.
