This is a secure facility with CCTV and a dedicated on-site staff. This accommodation proffers furnished en-suite rooms and non-en-suite rooms with ample storage space. Wi-Fi, broadband connection and laundry is provided irrespective of your choice of room type.
This accommodation is ideal for students enrolled in National College of Art and Design, Trinity College Dublin, Dublin Business School, Royal College of Surgeons, University College Dublin and Dublin City University. There are several train station within walking distance, the nearest being Smithfield. There are several bus stop within walking distance, the nearest being Stoneybatter. There are several restaurants, cafés, bars and pubs within walking distance. St. Patrick's University Hospital is the nearest hospital.
Outdoor Social Space, Social Space and Meeting Room are provided for students for a hassle free life. Social events are conducted for the residents.
House Rules
The booking may be cancelled by the applicant before the tenancy agreement is countersigned.
Once the booking is countersigned, you will receive a cooling-off period during which you can cancel, subject to not having moved into the property:
- If your booking is made before 1st August 2026, you will have a 72-hour cooling-off period.
- If your booking is made from 1st August onwards, you will have a 24-hour cooling-off period.
To cancel the booking during the cooling-off period, please email the General Manager at your property within the applicable cooling-off period (72 hours for bookings made before 1st August; 24 hours for bookings made from 1st August onwards). The tenant will then be notified once they have been released from the tenancy.?
No Visa No Pay | No Place No Pay
Once the “Cooling Off” period has expired, the tenant can cancel the booking prior to the tenancy start date if:
- You do not have a visa to enter the UK.
- You have not acquired the grades to be offered a place at the chosen university.
- You have failed to achieve the grades to continue your studies at university.
In these circumstances, please provide evidence (UCAS notification/Visa refusal documentation) to the property manager within 72 hours of being notified.
Once the property manager receives this, they will confirm receipt of your cancellation request.
If you don’t receive confirmation of these criteria before the tenancy start date, you will be responsible for all rent payments up to the date until you provide the property manager with confirmation documentation from the relevant authority, and we confirm the release date with you.
The property manager will not accept a cancellation request under any other circumstances, either before or during the tenancy.
You may be eligible for early termination of the tenancy if you find someone to take up a new tenancy for the remaining term you no longer wish to have. The property manager may exercise the right to amend or vary the terms of the tenancy agreement that the new contract holder enters into, including amending the rent to be charged to the current market rate for the accommodation. If you find a replacement, the property manager will need to do some basic checks to confirm their eligibility to enter into the contract.
Before the property manager accepts the new tenant, your account and all obligations must be up to date, and any rent due up to the end of your tenancy must be paid.
Once the new person has signed the Tenancy Agreement and made the first rent payment, they will take responsibility for future rent payments and all other obligations as stated in the agreement. Until this has happened, you will remain responsible for the payment of rent until the original end date of the tenancy.

Payment info & policies
Booking/Security Deposit: €300 to be paid as security deposit (Refundable at the end of tenancy).
Installment Plan: 1, 2 or 8 instalments available.
Mode of Payment: Pay using a debit/credit card online, over the phone or at the reception, pay via direct debit or bank transfer.
If you book online up to the 5th of August without seeing the accommodation first we operate a 72 hour “Cooling Off” period whereby you may cancel your booking within 72 hours of paying your Deposit. You may apply to cancel your booking in writing or via email to the Residence Manager at your chosen residence at any time during the 72 hours after you have paid your Deposit. Once we have received this cancelation in writing, we will confirm the cancellation, refund your full deposit of €300 back to you, and the Licence will be terminated.
Outside of the 3 day cooling off period and prior to 9th August 2019, you may apply to cancel your booking in writing or via email to the Residence Manager. Once we have received your cancelation in writing we will confirm the cancellation, retain €50 from your deposit to cover our administrative costs, refund the remaining €100 of the deposit to you, and the License will terminate.
If you cancel your booking after the 5th of August your booking deposit of €300.00 will not be refunded. If you are not successful in obtaining your place at your chosen University then don’t worry, we can help. We will consider releasing you from your License provided the following criteria are met: You submit your request to cancel in writing or email to the Residence Manager at your chosen residence on or before the 21st August 2020, with the following supporting documents: A copy of your rejection letter from the University Once we have this, we will confirm receipt of your request to cancel and refund your deposit of €300 back to you and any advance room fee payments.

A few weeks before arrival, you will be invited to book a move-in slot by your Accommodation Team. This can be booked via our student portal once we've let you know check-in slots are available.
Book online until the end of 31st July, without seeing the accommodation first, and we run a 72-hour 'Cooling-Off' period, allowing you to cancel your booking within 72 hours of completing the booking. Bookings made from 1st August for the forthcoming academic year have a 24-hour 'Cooling-Off' period. To cancel, write to or email the Accommodation Manager at your chosen location.
Absolutely! Floors, flats and room numbers are available to select during the online booking process.
Of course! For locations with shared student apartments, group booking can be completed easily online. One member of the group just needs to register and when asked to 'Create a group booking' , give the group a name and log in. Complete everyone's personal details. When done, the rest of the group have 24 hours to register, select 'Join a group booking' and that's it - your perfect flatshare is secured!
Your Tenancy Deposit is payable 10 days before the start of your Tenancy Agreement. The amount varies across our locations so look at each building individually for details. The good news is that you will get the Tenancy Deposit back if nothing is owing for damages or outstanding rent at the end of your stay.
