Cancellation Policy

For any resident who is looking to cancel their lease mid-term or before their arrival, they have the option to sublet or relet their space out

a. Sublet: resident can find a subtenant to sublease the space. The primary resident is responsible for rent collection, unit conditions, and key exchange with the subtenant. Sublet agreement must be approved by the management office.

b. Relet: resident can find a student to take over the remaining portion of the lease. There is a $100 CAD administration fee for all successful relets. Relet must be approved and sign their own new lease with the management office.

c. Residents may opt-out of their lease annually as outlined in section B of the additional terms.

What is platform fees?

The Platform Fee is a one-time charge that prioritizes your booking and grants access to exclusive pre and post-landing services, potentially saving up to £1,500. This fee is refundable if UniAcco cannot secure the room category and property you select.

Is it Refundable?

You can get a full refund if you cancel within 24 hours of payment, after which platform fees will not be refunded (To be added on Cancellation Policy also)

Will the booking fee be refunded to the student?

Fee is non-refundable in case the student decides to swap their accommodation from a non-commissionable property to a commissionable property. Platform Fee is refundable to the student if they decide to cancel their booking within the defined “UniAcco Cooling Off Period”. This period will be upto 48 hours from the months April-September and 5 days from the months October-March.

Why should a student book with UniAcco and not directly with the Property Manager?

We will assist the student with the entire booking process. End-to-end handling of the cancellation process for the student. (Platform Fee won’t be refundable to the student in this scenario). Post Move-In Assistance to the student.

What happens if something breaks in my unit?

We have a maintenance team available 8am-5pm as well as after hours for emergencies. Send a maintenance request.

How do I receive my mail and package?

Mail will be delivered to your mailbox located in the lobby. Packages will be dropped off in the lobby at the Parcel Lockers, accessible 24 hours/day.

How does roommate matching works?

RoomSync is roommate self-selection software that uses the power of social media to help you find the perfect roommate. This means you will choose who you’d like to live with! Once it’s time to start matching, you’ll receive an email invitation from our leasing office to join RoomSync. Once you join, you’ll create a matching profile, search and browse for potential roommates, then make a roommate request when you’ve found the perfect match. Our office receives your roommate requests directly from RoomSync!
