Before Lease Start Date

Cancel 14+ days before start:
Holding deposit is forfeited, bond is refunded. -

Holding deposit forfeited + $250 admin fee.
You must pay rent until a replacement tenant is found. -
You must find your own replacement (must be approved by EPIISOD).
After Lease Start Date

Holding deposit (if unused) is forfeited.

You must pay rent until an approved replacement takes over.

Charges (rent, cleaning, etc.) are deducted from the bond; balance refunded.

Keys must be returned before 10:00 am on departure day.
Replacement Tenant Rules

Replacement must be a student and approved by EPIISOD.

Vacant rooms are filled first (queue system).

Outgoing tenant pays rent during cleaning/maintenance (up to 3 working days).
Visa Refusal (International Students)

14+ days before start: Full refund of holding deposit and bond.

13 days or fewer before start: Holding deposit forfeited + $250 fee deducted from bond.

After start date: Holding deposit and bond are forfeited.
Cancellation by EPIISOD

EPIISOD may cancel if deadlines are missed or false information is provided and may retain deposits as allowed by law.
Contract Deferment

Request at least 14 days before start date with documents.

First deferment is free; later deferments cost $250.

What's included in the rent?
The residential fees include:
– Unlimited Wi-Fi
– Utilities (water, gas and electricity)
– Use of all facilities in the dwell Village Melbourne City: gym, heated swimming pool, bbq, pool and table tennis, student lounge (equipped with Playstation, DVD player, Foxtel and surround sound) and the dedicated study areas.
– Res Life Program activities: lots of free events for residents only (some events may attract a ticket fee).
What’s not included in the rent?
Laundry is $4 for a wash per load and $4 for a dry per load
How can I pay my rent?
You can make payments via VISA / MASTER debit or credit cards, bank transfer or direct debit. There may be associated fees related to these types of payments, which are charged by the banks.
- Direct debit payments are accepted using an Australian bank account and no surcharges apply. Please approach our staff to enquire on how to set up a direct debit.
- Bank transfers are accepted with no surcharges through an Australian bank account. International bank transfers may be subject to charges, please verify with your bank.
- dwell VMC surcharge rate will be applied to payments using VISA / MASTER debit or credit cards, either online or over the counter:
- Visa Credit: 2.0%
- Visa Debit: 1.46%
- Master Card Credit: 1.19%
- Master Card Debit: 1.14%
