Can You Reserve Student Accommodation Without a Deposit?

Student Query

Hi, I am Danique Morgan from Wembley, UK. I will be studying a BA in Marketing at Middlesex University, a little way away from my home. That’s why I am looking for student accommodation near the university. But before booking, I had a few doubts about deposits and holding fees. Since I am not very familiar with this industry, I wanted to know if one can book accommodation without paying a deposit. Is there any other option, like holding fees, and if so, how does it work? Also, I am in the process of getting diagnosed with ADHD; there’s already a lot going on in my mind, which is why I'm looking for a room which is quieter and more private.

Answer Summary

Yes, in the UK, students can book accommodation without paying a deposit, but with alternatives like advance rent payment, this isn’t an extra cost; it's simply the first rent instalment paid early. Also, the Unite Students property on UniAcco doesn’t take deposits but might require an advance rent payment. Even Sanctuary students' properties on UniAcco let students book rooms with a deposit as little as £1. Deposit Fees come into play upon or around signing the lease, but to reserve the property before signing, one will need to pay holding fees, which can’t exceed a week’s rent. Holding fees are paid to hold the property for 15 days, or for the period agreed by the renter and tenant. If the tenant fails to sign the agreement within this period, the holding fees will not be refunded. If they sign the document, they will either be converted to a tenancy deposit or applied to your first month’s rent, as mentioned in the contract. Holding fees don’t have to be protected under the tenancy deposit protection scheme, so before paying the holding fees, make sure the property is right for you. Danique got the clear picture of how deposit and holding fees work, and because of her ongoing ADHD diagnosis, she chose a Classic Studio room at North London (Brent Cross Town). This property matched her preference for being quiet, comfortable, and near the university.
