House Policies
Cancellation Policy
There is a standard 14 day cooling off period from the time you book your room. Within this period, you can cancel for a full refund. Past this, you are responsible for finding a suitable replacement (a student not already living at the property, who is attending a full time course). Until a suitable replacement is found you are liable for the rent owed, and once youve found a replacement you will have make a 250 payment relating to the room clean and transfer of the lease.

I am leaving early, who should I tell?
We know that some students may not stay for the whole duration of their contract, so please contact us in advance before you leave in time for us to inspect your room.
I haven’t seen the property; will I be given a tour when I check in?
Yes of course. When you arrive at the property, one of our team will take you on a tour of the communal facilities, to your room and help get you settled in. We'll also show you where everything is and how it works.
Can I live near my friend?
We will always do our best but this will depend on availability. We do have a range of shared apartments with two, five and eight bedrooms.
