Payment info & policies
Booking Deposit: £100 to confirm a booking (adjustable in rent).
Installment Plan: Full payment or 4 installments,
Guarantor: UK based guarantor required, If you’d like to pay in instalments but don’t have a UK guarantor, you can do so but will incur a 5% upfront fee on top of your total accommodation fees.
Mode of Payment: Debit/Credit cards and Bank Transfer.
You will have 3 days from making your booking to sign the Tenancy Agreement. The Reservation Rent is fully refundable if you cancel your booking within this period. Once the Tenancy Agreement has been signed, the Reservation Rent will be held until the first rental payment falls due under your Tenancy Agreement and will be offset against the amount due.
To cancel your booking, you must tell Property in writing by sending an email to the property you booked with.
You may be eligible to be released from your agreement if:
No Place, No Pay
Eligibility: This policy is only available to first-year undergraduate or first year postgraduate students.
Conditions:
• You must inform Property within 3 days of receiving your university place rejection.
• You must provide Property with a written rejection letter from your chosen
university/college.
• The final date to submit this evidence is 30th August.
Outcome: If these conditions are met, you can cancel your booking, and we will refund any rent paid.
No Visa, No Pay (International Students)
Eligibility: This policy is applicable only to first-year undergraduate or postgraduate international students coming to the UK.
Conditions:
• You must inform Property within 3 days of receiving notification that your visa application has been declined.
• You must provide Property with an official notification from the visa authorities.
• The final date to submit this evidence is 30th August.
Outcome: If these conditions are met, you can cancel your booking, and we will refund any rent paid.
Cancellation by Property
In the unlikely event that we have to cancel your booking, we will notify you in writing and provide you with alternative accommodation. If the alternative accommodation is not suitable, you will have the option to cancel your booking and receive a full refund of any rent
paid.
General Conditions
• Any refund due will be processed within 14 days of receiving the necessary evidence.
• This policy does not affect your statutory rights.
• If you have any extenuating circumstances that prevent you taking your place at
University or your room with Property, you will need to provide evidence of your circumstances. Cases of this nature are considered on a case by case basis, please contact the residence you booked at to enquire and to understand what evidence we may require.
It is important that you understand that when you sign your Tenancy Agreement, you are entering into a legal agreement with the Landlord, and are liable for the full rent due for the Residential Period.
Cancellation of your Booking by Property
Our terms and conditions require you to sign your Tenancy Agreement online within 3 days of receiving the Offer of Accommodation.
If you fail to sign your agreement within this timescale we may cancel your booking, giving notice by email, and you will forfeit any ‘reservation rent’ paid if it is outside the 3-day cooling off period.
Spain
You have the right to cancel your booking within 14 days of the booking date ("Cooling-Off Period") and receive a full refund of all payments made, including any booking fees or deposits, provided that the residential period ("Tenancy Period") has not yet commenced.
If you cancel after the Cooling-Off Period but before the tenancy start date, you may still be eligible for a refund only under the following conditions:
You are unable to secure a place at a university or college located in the same city as the accommodation.
In either case, you must provide supporting evidence. If approved, a full refund will be issued, excluding any non-refundable booking fees, if applicable.
Once your tenancy begins and you have moved in, your security deposit will be held in a separate bank account and used against any damages (excluding fair wear and tear), unpaid rent, or other charges incurred during your stay. The remaining balance of the deposit will be refunded to you within 14 days of the end of the tenancy agreement.
It is important to understand that by booking the accommodation, you are entering into a legally binding agreement with the property owner and are liable for the full duration of the tenancy unless a valid cancellation reason is accepted.
This property needs a Uk Based GuarantorA guarantor is a person/entity who agrees to cover the student's rent or related charges if the student fails to meet their payment obligations during the stay.

In order to pay rent in three instalments, you will need to provide evidence of a guarantor based in the country of your accommodation, such as a family member or friend. The first rent instalment must be paid 10 days prior to your tenancy start date. Your second rent payment will be due in January, and your third and final rent instalment will be due in May.
If you are unable to provide a guarantor in the country of your accommodation, your rent payment will need to be made a year in advance, in full, 10 days prior to your tenancy start date.
For those students paying in instalments, the rent payment dates are:
1st instalment – 10 days prior to your tenancy start date
2nd instalment – the following January
3rd instalment – the following May
If you are unable to provide a guarantor in the country of your accommodation, your rent payment will need to be made in advance, in full, 10 days prior to your tenancy start date.
Yes, you can still live in Collegiate accommodation without a guarantor. In this case, full payment for the year is required in advance, 10 days before the tenancy starts. Housing Hand (www.housinghand.com) is also accepted as a guarantor with additional costs.
Before moving in, ensure you have:
Paid your deposit
Signed your tenancy agreement
Paid your first rental instalment (or full rent if applicable) as keys won't be issued without payment
Provided 1x photo ID, 1x proof of address for yourself (and your guarantor if applicable)
Provided 1x proof of Visa if needed
Provided 2x passport photos and 1x proof of student status
A wide range of students live in Collegiate student accommodation, including undergraduates, postgraduate students and international students.
You will be responsible for providing a TV licence.
Room cleaning is generally not included in your rent (although some of our residences offer room cleaning as part of the rental package), so you will be responsible for cleaning your room. If you’re not a fan of doing the cleaning yourself, we offer a range of room cleaning services. You can choose from weekly, monthly, ad hoc and end-of-tenancy cleans.
Most apartments and studios include a flat-screen TV with 40 channels. If you bring your own TV, a TV aerial point is available, and you are responsible for obtaining your TV license.
Broadband and Wi-Fi are available 24/7 throughout the building. Wi-Fi is accessible, and wired connections can be made via an Ethernet cable, with instructions provided in the welcome pack.
Collegiate residents need to provide their bedding, kitchen equipment, and towels. However, collections with these items are available for purchase to facilitate settling in.
A qualified UK Guarantor is a resident of the United Kingdom, including Northern Ireland, Wales, Scotland, and England. They must reside within the UK, be recognized as a tax resident with HMRC, have a fixed address, and provide proof of address through a utility bill (less than 3 months old) and photo ID. The guarantor should enter their National Insurance number during the booking process.
Falling behind on rent payments has legal implications. The contract is binding for the full period, and leaving before the contract ends does not result in a rent reduction.
Accommodation fees must be paid on the due dates; outstanding debts may be passed to an external debt collection agency, and you will be liable for all legal charges once the debt is with the agency.
Your accommodation will have a designated move-In weekend aligned with your tenancy start. Further details will be communicated closer to the date. If you can't move in during the designated weekend, you can collect your keys during office hours by informing the on-site accommodation team to ensure a smooth experience.
