2.6 Indemnity in case of early termination: The Resident may exceptionally terminate this Contract, unilaterally, seven days before the Starting Date and VStudent shall be entitled to keep the Guarantee as compensation.
- The booking fee, if paid, is a non-refundable amount.
- Without prejudice to this option, the Guarantee shall be returned in the following cases, as soon as they are verified and notified to VStudent: (i) the Resident is not admitted to an educational institution located in Porto or respective metropolitan area; (ii) Loss or non-granting of visa to the non-EU foreign Resident.
- Full compliance with the term of the Contract is an essential condition for VStudent, since the agreed Total Price was fixed taking into consideration precisely the duration of the contracted stay and bearing in mind the difficulty or impossibility of marketing the Unit from the said date onwards, and even more so after the start of the academic year.
The Resident may early terminate the Contract, against payment of only one Monthly Payment (which will be added to the proportional Monthly Payment of the current month, which will be retained by VStudent) in the following cases, previously and duly justified:
- Unemployment or death of the main income earner of the Resident's family.
- Loss of the foreign Resident's visa in the EU for a cause for which he/she is not responsible.
- Loss of student status for a reason that is not imputable to the Resident and makes it legally impossible for him/her to stay in the Residence.
- Not having been placed in a live-in educational institution in the metropolitan area of Oporto.
- In all other cases unilateral termination by the Resident or termination due to the Resident's default will only be allowed against payment of all the Monthly Payments up to the End Date of the Contract. The foregoing indemnities shall be in addition to any sums owed by the Resident to VStudent arising out of damage or loss caused. The provisions of this Clause 2.6 shall also apply in the event of termination of this Contract for any reason which is attributable to the Resident as provided in Clause 10 of these General Conditions.

Do I have to be a student to stay at LIV Student?
Yes. As our name indicates, our residents must be students. It is therefore that all residents must be studying full time or part time and accredit it.
Are there different payment methods?
We offer different payment options, because we know that each person's situation is different. You can pay monthly or in a single payment in advance with a significant discount, whichever you prefer. Your accommodation contract will indicate the payment dates, and you can also consult them in your LIV Student user account. Our team is at your entire disposal if you have doubts about which option to choose.
How do bonds or deposits work?
All the deposits of our residents are deposited in a bank and are returned at the end of your stay with us. In the event of non-payments or in the event of damage or damage to your room (in addition to the shared living room-kitchen in the case of shared flats) we will deduct the non-payments or the repairs from said deposit, so it is important that you do Responsible use of your room and the rest of the facilities.
Are pets allowed at LIV Student?

What documents must I present upon arrival?
