CONDIZIONI DI PRENOTAZIONE Soggiorno minimo: 1 mese Soggiorno massimo: 12 mesi (rinnovabili) DEPOSITO CAUZIONALE: Pari a una mensilità per i soggiorni tra 1 e 3 mesi è di 2 mensilità per soggiorni tra 4 a 12 mesi.  Il deposito cauzionale viene richiesto a titolo garanzia dell'immobile e non potrà essere mai considerato come pagamento dei canoni mensili di locazione o per qualsiasi altro tipo pagamento,dovrà essere pagato per intero entro e non oltre il giorno del check-in insieme alle spese di pulizie e forfettario richiesto per le utenze / condominio. INDICAZIONI: Dopo la conferma di prenotazione i futuri inquilini dovranno inviare alla proprietà tutti i documenti necessari per procedere con la sottoscrizione del contratto: documenti d'identità, indirizzo di residenza e codice fiscale (se in possesso). Per gli inquilini che non sono in possesso del codice fiscale, hanno a disposizione 7 giorni di tempo dalla data di check in per richiederlo all'Agenzia delle Entrate e consegnarlo alla proprietà. Per entrare in appartamento il contratto deve essere stato firmato ed accettati tutti i termini e  condizioni del servizio. Al fine di procedere con l'affitto di natura transitoria  sono richiesti dei documentI che riportino i motivi del soggiorno in Italia (studio, lavoro, altro), la proprietà si riserva il diritto di non accettare la prenotazione se i documenti richiesti non soddisfano i parametri richiesti. L'appartamento è disponibile per affitti sia a privati che ad aziende. Per contratti ad uso foresteria (intestati ad aziende) è richiesta una maggiorazione di prezzo del 30%. IL PREZZO INCLUDE: - IVA check-in/out durante gli orari d'ufficio in giorni lavorativi da Lunedì a Venerdì (dalle 09:00 alle 19:00); - Servizio di assistenza, anche in lingua inglese; - Spese di registrazione del primo contratto (in caso di rinnovo le spese saranno a carico del cliente) IL PREZZO NON COMPRENDE: Utenze e condominio: Con la prima rata mensile si dovrà pagare un'acconto forfettario delle spese a seconda della tipologia di appartamento affittato con conguaglio finale.  I prezzi in acconto sono: - Monolocali 150 euro. - Bilocali 200 euro - Trilocali in su 250 euro  * Per il periodo invernale dal 15 ottobre al 15 Aprile oltre i costi di utenze e condominio ci sarà in aggiunta un costo fisso di riscaldamento che varia a seconda della tipologia dell'immobile a partire da 50 euro.  * Per le locazioni  che non iniziano il 1° del mese o che non terminano il 30 del mese, il saldo sarà proporzionale ** CHECK IN/OUT: Check-in/out presso l'appartamento fuori orario e giorni d'ufficio (30€ dalle 7.30 alle 09.00 e dalle 19.00 alle 21.00), previa richiesta ed accettazione da parte della struttura. Non si effettuano check-in/out di Domenica e nei giorni festivi. DA SAPERE: *In caso di rinnovo contrattuale per contratti ad uso foresteria, le spese di registrazione non saranno incluse. *Il servizio di pulizia iniziale e finale è obbligatorio ed è da versare al momento del check-in. Si richiedono: - 150 euro per i monolocali - 200 euro per bilocali - 250 euro per trilocali o più Pulizie settimanali o bisettimanali disponibili su richiesta. Per soggiorni superiori ad un mese è necessario essere in possesso del Codice Fiscale (per informazioni chiedere al nostro servizio di assistenza dedicato). POLICY DI CANCELLAZIONE E RECESSO: Cominciato il periodo di locazione, è possibile recedere dal contratto di locazione con 90 giorni di preavviso senza incorrere in penali; in caso contrario, verrà trattenuto l'intero deposito cauzionale. In caso il contratto di locazione venga risolto prima della naturale scadenza come da prenotazione, anche con regolare preavviso, il cliente dovrà risarcire alla proprietà, ove presente, le commissioni pagate al portale di prenotazione sull'intero canone di locazione. Al check-out, se non vengano riscontrati danni all'appartamento e tutti i costi dovuti siano stati saldati, verrà restituito  il deposito cauzionale  entro 14 giorni. ..................................................................................................................................... BOOKING CONDITIONS: Minimum stay: 1 month Maximum stay: 12 months (renewable) SECURITY DEPOSIT: The security deposit is required to guarantee the property, it cannot be considered as payment of the monthly rent. The security deposit is equal to one monthly payment for stays between 1 and 3 months, while it is equal to 2 monthly payments for stays between 4 to 12 months. Before proceeding with the contract, the tenant must send the identity documents of all future tenants, residence address and tax code if in possession. Tenants who do not have a tax code have up to 7 days from the check-in date to request it at the Revenue Agency Headquarters (Agenzia delle Entrate) and take it to the property to proceed with the registration of the contract. The tenant must sign the lease and accept the terms and conditions of the service. In order to proceed with the rent of the apartment, a document that states the reasons for the stay in Italy (studying or working reason) is required. The apartment is available for both private and corporate rentals. For rental contracts under the name of companies a 30% surcharge of the price is required. THE PRICE INCLUDES: - VAT; - Check-in and check-out during office hours on working days from Monday to Friday (from 09:00 am to 7:00 pm); - Assistance service, also in English; - Costo of the first contract registration (the tenant will be charged also in case of renewal); - It is possible to arrange a free visit to the property during office hours. THE PRICE DOES NOT INCLUDE: Utilities and condominium: With the first monthly instalment you will have to pay a flat-rate deposit of expenses depending on the type of apartment rented with final balance.  The down payment prices are: - Studios 150 euros. - One-bedroom apartments 200 euros - Two-bedroom apartments 250 euros - Three-bedroom apartments and above, 300 euros * For the winter period from 1 October until 30 March, in addition to the costs of utilities and condominium, there will be a fixed cost for the heating which varies according to the type of property and it starts from €50. ** For rentals starting on a different day than the 1st day of the month or ending on a different day than the 30th day of the month the balance will be proportional ** CHECK-IN/CHECK-OUT: Check-in and check-out to the apartment after office hours and office days (extra cost of €30) only upon request and acceptance by the structure. Check-in and check-out are not accepted on Sundays and holidays. PLEASE NOTE THAT: In case of contract renewal the registration fees will not be included. Initial and final cleaning service is mandatory and must be paid upon check-in: - 150 euros for the studios; - 200 euros for one-bedroom apartments; - 250 euros for two-bedroom apartments and above; Weekly or bi-weekly cleaning available on request. For stays of one month or longer, it is necessary to be in possession of the Tax Code (for information ask our dedicated assistance service from our Staff). CANCELLATION AND CANCELLATION POLICY: Once the rental period has begun, it is possible to cancel the contract with a 90-day notice without incurring in penalties otherwise the entire deposit or part of it will be withheld. If the contract ends before the agreed date even with a regular notice, the tenant is required to pay for the commission charged by the website during the booking. Upon check-out, if no damage is found in the apartment and all pending costs are paid, the deposit will be returned within 14 days after the check-out.
