Payment Details
Security Deposit
1. A €250 deposit is payable to secure your booking at the property. This €250 is converted to your refundable deposit after your Tenancy Agreement has been countersigned by them. Your deposit will be refunded to you at the end of your tenancy fixed term if there are no outstanding damage or cleanliness issues.
2. If you cancel your tenancy before the end of the fixed term, and outside of the cancellation policy €100 of the deposit is non- refundable and deducted as a cancellation fee.
Installment Plan:
1. Payment in full (due in August)
2. Payment in 10 installments. (requires a valid guarantor)
Please note: The due dates of Instalments are as follows:
August: 10% of total rent (or before the Tenancy Agreement start date)
September: 10% of total rent
October: 10% of total rent
November: 10% of total rent
December: 10% of total rent
January: 10% of total rent
February: 10% of total rent
March: 10% of total rent
April: 10% of total rent
May: 10% of total rent.
Guarantor:
If you wish to secure your accommodation with us and you are planning to pay your rent in instalments, we ask that you provide a qualified Guarantor. International Guarantors will be considered and required to provide suitable documentation via the online application process.

House Policies
Cooling-Off Period
For bookings made before the 1st of August:
If you made your booking fewer than 7 calendar days before your Tenancy Agreement start date, you may cancel your booking until the earlier of:
7 calendar days after signing your Tenancy Agreement, or
The date the Tenancy Agreement commences.
You may not cancel once your tenancy commences.
For bookings made after the 1st of August:
If you made your booking fewer than 3 calendar days before your Tenancy Agreement start date, you may cancel your booking until the earlier of:
3 calendar days after signing your Tenancy Agreement, or
The date the Tenancy Agreement commences.
You may not cancel once your tenancy commences.
To request a cancellation within the cooling-off period, you need to send an email (contact details provided in your agreement). Upon cancellation, the property will refund your deposit within ten (10) calendar days, subject to any transfer fees for international bank transfers.
Replacement Tenant
If you wish to cancel after the cooling-off period, you may be able to find a replacement tenant to take over your Tenancy Agreement.
The replacement tenant must be over 18 years old and enrolled as a full-time student at a local university or college.
The incoming tenant must sign a new Tenancy Agreement with the property, submit the required documentation, and, if necessary, provide a suitable Guarantor.
Refunds will not be processed until the incoming tenant has signed the Tenancy Agreement, made payments, and moved in.
If a replacement tenant is not found, you and your Guarantor (if applicable) will be responsible for paying rent until the end of your contract. You will remain liable for rent until the new tenant’s Tenancy Agreement begins.
Fee: There is a £50 fee for processing a replacement tenant.
No Visa, No Pay
If your visa application is declined, you may be eligible to cancel your booking and receive a refund. To qualify for a cancellation under this policy, you must provide the following:
A written rejection letter concerning your visa application, or
Written confirmation from your university that you can no longer attend due to your visa being rejected.
You must submit the required documentation within 2 calendar days of receiving your rejection. Once the documents are verified, the property will inform you within 10 calendar days if your booking will be canceled and your deposit refunded.
No Place, No Pay
If you are a prospective full-time student and:
Your offer of a place at your chosen university is withdrawn, or
You are unable to attend due to government travel restrictions,
you may be eligible to cancel your booking and receive a refund of your deposit. You must provide the following documentation to qualify:
A written rejection letter from your chosen university, or
A letter from your new university (if your offer is withdrawn from your first choice),
Written evidence confirming that you cannot attend due to travel restrictions.
This documentation must be submitted within 2 calendar days of the date on the letter. If the property accepts your cancellation request, your deposit will be refunded, where applicable.
Important: "No Place, No Pay" is not applicable once your Tenancy Agreement has commenced.
Other Cancellation Policies
Cancellation after the cooling-off period: After the cooling-off period ends, you are not eligible for automatic cancellation. You and your Guarantor (if applicable) will be required to meet the obligations in your Tenancy Agreement, or you may need to find a replacement tenant.
Cancellation by the Property or Landlord: If you or your Guarantor fail to sign your Tenancy Agreement within the specified time, the property may cancel your booking. If the property is unable to offer you accommodation after your Tenancy Agreement is signed, they will contact you promptly and refund all monies paid. If you fail to make the first Rent payment or fail to check in within three (3) calendar days of your agreed check-in date, the property may cancel the Agreement with immediate effect.
Room Moves: Room moves are generally not allowed once checked in. However, in some cases, a room move may be permitted depending on availability. There is a €/£50 fee for changing rooms.
LIV Dublin FAQs
We think it is best for you to have a guarantor in place when you are paying rent in instalments, just in case unforeseen circumstances arise which make it difficult for you to keep up with payments.
We do accept International Guarantors applications.
If you don’t have a Guarantor, you can choose to appoint Housing Hand as a guarantor during your booking.
If you choose to pay your rent in full, then you do not need a guarantor.
We operate an EVERYONE IS WELCOME policy and our facilities cater to the needs of all. LIV Student’s sites are fully accessible and all areas of the site have disabled access and facilities. If you have any medical requirements or disabilities, please give us a call so we can place you in a room and arrange a living plan which suits your needs.
Yes! We ask that you don’t have more than one guest if you are living in a shared apartment or Studio, for up to two consecutive nights per week and be a good neighbour to all LIV Student residents, respecting their space and quiet enjoyment.
We ask that you sign your visitor in at reception and sign out when they leave, to assist us in the event of a fire evacuation.
