More About the Property

Property The house is ideal for a family of three or four, but also for a couple without children. The house is fully furnished and equipped with everything you need for daily living. You can arrive with just your suitcases and will find everything you need. If there is anything missing and it’s not something completely out of the ordinary, we’ll provide it. Overall, it is a very bright, light-filled house with one bedroom, two living/bedrooms including a smart TV or TV, a living room with a smart TV, and an open workspace with a desk, a kitchen-living area, an interior shower room in the basement, and a bathroom with a window and a combination bathtub/shower on the first floor, a utility room (heating and laundry), and a storage room. The living/bedroom in the basement and the bedroom have roller shutters on the windows. The living/bedroom in the attic has pleated blinds, and the large skylight above the bed has a blackout roller blind. The mattress dimensions for the bed in the first-floor bedroom are extra-long. It measures 2.2 meters long and 1.8 meters wide, making it ideal for tall people. On the southwest side, there is a small courtyard terrace with a large awning and a small balcony on the first floor. The kitchen is equipped with an electric stove/oven with an exhaust hood, a dishwasher, a refrigerator with a freezer compartment, and a microwave. The laundry room contains a washing machine and a clothes dryer. The laundry room also serves as the boiler room, housing a new gas central heating system with a connected 120-liter hot water tank (December 2023) and a circulation pump, ensuring that hot water reaches all faucets in the house and the two showers very quickly. In addition to the 127-square-meter living area, the storage room and the utility room (heating and laundry) together measure an additional 21 square meters. Location The house is located in the historic part of Findorff, one of the most desirable neighborhoods in Bremen. Bremen’s largest weekly market, Bürgerpark, the main train station, and many shops for daily needs, as well as several restaurants and (kebab) snack bars, are all within walking distance. A primary school, a secondary school, and daycare centers are also within walking distance. Public transportation access is also excellent. The stops for bus lines 25, 26, and 27 are approximately 200 meters away. Despite its proximity to the city center and the train station, the house is very quiet, situated on a residential street in the third row parallel to a main road. Miscellaneous From mid-2023 to early 2025, the house underwent extensive renovations. During this time, the basement walls were treated against moisture and the in-house drainage system was renovated. With the exception of the two staircases leading from the ground floor to the first floor and from there to the attic, as well as in the work area (where the paint is still in very good condition), all walls in the living areas and the basement were repainted. Most of the windows were replaced or are not very old, and the roof was renovated. Most recently, the two slanted skylights were replaced in 2026. All light bulbs have been converted to LED (the only exception: the oven light, which is not available as an LED). The rent is a “base rent” of 1,750 euros per month. In addition, there is an advance payment for operating costs (“utility costs”) of 350 euros per month, which is subject to a final settlement. Electricity consumption is also included in the operating costs. The advance payments will be recalculated after the first settlement of operating costs at the end of the year. In some cases, “broadcasting fees” may also apply. Smoking is not permitted inside the house. TV: Satellite connection is standard. A cable connection is only available for the Smart TV in the living room and only for as long as provided for in the contract with the respective internet provider. The house can be rented for a minimum of six months. Pets may be allowed by arrangement. The energy performance certificate is available during the viewing.
