    Guarantor: If a student does not have a UK guarantor, they will be required to pay rent in advance for the term of the tenancy.

    The holding deposit is non-refundable & the rest of the deposit is refundable pre-tenancy agreement starts. During the tenancy, if student pulls out, they need to find a replacement tenant.
