Cancellation Policy
Cooling-Off Period (14 Days)
Unless the tenancy agreement has already commenced and you have collected the keys to your room, you may cancel your tenancy by giving written notice or emailing the manager at the property within 14 days of signing your first Tenancy Agreement for the 2025/26 Academic Year (the “Cooling-Off Period”). Once we receive your notice, we will confirm receipt, cancel your tenancy, and refund your £250 Advance Rent Payment, along with any other rent payments made.
Replacement Tenant
Outside the Cooling-Off Period, you may request to cancel your tenancy by providing written notice or emailing the property manager. However, you will remain liable for rent payments under the tenancy agreement until a suitable replacement tenant has been found.
No Visa No Pay
If you are not successfully awarded a visa to travel and study, we can assist. We may be able to transfer you to another one of our residences if you plan to study elsewhere. If you are not studying elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your tenancy agreement provided the following conditions are met:
Submit your cancellation request in writing or by email to the Residence Manager within 3 days of receiving your visa rejection letter.
Provide the Residence Manager with a copy of your rejection letter from the embassy or visa office. If your tenancy has commenced, you will remain liable for rent payments under the tenancy agreement until we receive the required documentation.
No Place No Pay (Prospective First-Year Undergraduates Only)
If you are unsuccessful in obtaining a place at your chosen university, we can help. We may be able to transfer you to another one of our residences if you plan to study elsewhere. If you are not studying elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your tenancy agreement, provided the following criteria are met:
Submit your cancellation request in writing or by email to the Residence Manager before 22nd August 2025.
Provide the Residence Manager with a copy of your rejection letter from the university or UCAS. Once we receive your request, we will confirm receipt, cancel your tenancy, and refund your £250 Advance Rent Payment, along with any other rent payments made.
Other Cancellation Policy
For bookings made for Semester 2 or starting after 1st January 2026, you may cancel your tenancy by giving written notice or emailing the property manager up to 8 weeks before the start of your agreement with no penalty. Once we receive your notice, we will confirm receipt, cancel your tenancy, and refund your £250 Advance Rent Payment along with any other rent payments made.
If the tenancy agreement has not yet commenced and you have not collected your key, you may also cancel within the 14-day Cooling-Off Period. During this time, you can cancel your tenancy by submitting written or emailed notice to the property manager. Once we receive your notice, we will confirm receipt, cancel your tenancy, and refund your £250 Advance Rent Payment, along with any other rent payments made.
