Cancellation Policy
Cancellation Policy AY 24/25:
1. University/college/school start delays – if the start date of a course has been postponed to a later date, the student can delay the start date of their rental agreement to the new start date of the course depending on the date. The student must provide evidence of the new start date. The student will only be liable for the rent from the new start date.
2. Travel ban – if there is a travel ban in place in the student’s home country or in the UK that prevents the student from travelling as planned, the student can delay the start date of their tenancy until the end of the travel ban. The student will only be liable for the rent from the new start date.
3. Early termination of tenancy – if the student wishes to move home early and end their tenancy agreement, they will need to pay the remaining rent due as agreed for the tenancy. The student may replace themselves on the tenancy with another student that wishes to take it over.
4. No visa no pay – if the student’s visa application is rejected, the student will be released from their tenancy. The student must send the letter of rejection to Uni2 Rent within 7 days of receiving it, and before the start of the tenancy. The letter must contain a date and the name of the student.
5. Visa process delay – if the student is unable to obtain a visa in time to come to the UK and wishes to cancel their booking but is unable to provide proof their visa cannot be issued, they must contact Uni2 Rent or the agent that facilitated the booking. Uni2 Rent will review this on a case-by-case basis.

What will happen when my tenancy ends?
As the situation is ever-changing and evolving, we are unsure yet of how long any measures on restricting movement will remain in place. We do not expect that any restrictions on movements will last longer than when your tenancy ends, so it is highly likely that there will be plenty of time for you to return to a property and collect your belongings before vacating completely. This scenario however is liable to change in line with new government guidance and advice.
What happens if one of my housemates default on their rent?
The vast majority of our tenancies are contracted under joint and several liability. This means that the responsibility of ensuring the terms of this contract are upheld is shared by all of their tenants as well as their guarantors.
Given the nature of events that are unfolding, of course a compassionate view will be taken to enforcing the terms of this contract. However, it should be noted that landlords are within their rights to seek recovery of any outstanding rents and/or costs from the other named parties on the tenancy should they believe unethical or immoral conduct is being pursued.
