Payment Details
Security Deposit
A £99 deposit is required upon acceptance of a room offer to confirm your booking.
This deposit serves both as a booking confirmation and a security deposit, held by the Deposit Protection Service (DPS)—a government-backed scheme ensuring tenant protection.
The deposit will be refunded at the end of your stay, subject to a final inspection.
Refund Process:
A final checkout inspection is conducted, and a report is sent via email.
The property management team notifies the DPS to process the refund, deducting any applicable charges.
The refund is transferred to your bank account within 28 days, with DPS processing potentially taking up to 10 days, especially for international transfers.
Installment Plan
You can choose from the following payment options:

Termly installments
Full upfront payment (eligible for a £200 discount).
Guarantor
UK-based guarantors are accepted.

House Policies
Cooling-Off Period
For bookings made until May 31, 2024, a 5-day cooling-off period allows cancellations without charges.
For bookings made after May 31, 2024, the cooling-off period is reduced to 48 hours.
If you cancel within 7 working days of paying your deposit and before your contract start date, your deposit will be refunded in full.
If you cancel after 7 working days of paying your deposit but before July 31, a £75.00 cancellation fee will be deducted, and you will receive a refund of £24.00.
If you cancel after July 31, your full deposit will be retained to cover the cost of readvertising the room. You may also remain liable for rent unless a replacement tenant is found.
Replacement Tenant
If your contract has already started, you can only be released if you find a replacement tenant.
If a replacement tenant pays the deposit and signs the contract, the outstanding rent on your account will be transferred to the new tenant.
The property reserves the right to reject any potential replacement tenant if they are deemed unsuitable.
Until a replacement tenant is confirmed, you remain liable for rent.
Refer to Contract Clause 5.2 for further details.
No Place, No Pay
If a student is declined admission due to not meeting academic requirements, they are eligible for a full refund.
This policy does not cover cancellations due to:
Academic misconduct
Financial issues
Voluntary withdrawal from the course
If a student fails to complete university application steps (e.g., missing deadlines or documentation), they will not be eligible for a refund.
If the tenancy agreement has started, a full refund is no longer possible.
Support will be provided if a student wishes to appeal a university decision.
No Visa, No Pay
If an international student's visa application is rejected by UKVI, they are eligible for a full refund if they inform the property before August 1, 2024.
The refund does not apply if:
The visa application was incomplete due to the student's negligence.
The student failed to obtain a Confirmation of Acceptance for Studies (CAS) Number due to unmet university requirements.
Written proof of visa rejection must be provided within 48 hours for eligibility.
Other Cancellation Policies
The cancellation policy for Clearing Rooms starts immediately upon booking, with no cooling-off period.
To cancel accommodation, notify the property in writing within 48 hours of any changes, providing valid proof.
The property may request additional information to verify the cancellation request.
Tenants bound by an Assured Shorthold Tenancy (AST) may receive a full refund if a replacement tenant is found or the No Place, No Pay policy applies.
Open communication with the property is recommended to prevent misunderstandings and ensure a smooth process.
For early termination, tenants should document agreements in writing and find a replacement, as financial obligations remain until then.

At the end of your stay, The Student Lodge usually conducts a final inspection. Should any damages be present we will write to you and issue you a checkout report by email.
Maybe your student finance hasn’t come through yet, or maybe you are just struggling to make ends meet this month. The Student Lodge aims to work will all our students and find the suitable solution, if you tell us up-front about any issues we can usually help. However should you be late with making payment without prior agreement with us we charge a fixed rate administrative charge of £25.
