Booking Deposit
1. The student will need to pay £100 (non-refundable) reservation fee to secure a room.
2. This will be deducted from the rent when the student pays for the full rent or the first instalment.
Security Deposit
1. A security deposit of £350 has to be paid with the rent.
2. This will be put into the government-authorized deposit protection scheme, TDS Custodial (Tenancy Deposit Scheme) (Normally for Tenancy Agreement only) for protection and is refundable when you check out if nothing is owing for damages or outstanding rent.
Instalment Plan
1. The property accepts maximum 2 or 3 instalments for tenancy no less than 43 weeks if you have an eligible UK based guarantor.
2. The documents from your British guarantor will be required for reference check purpose. This may include: Photo ID, No less than 3 months Payslips and bank statements, & a guarantor form to confirm with the guarantee.
Please note: Normally for the September intake, the due date for the total rent or the first instalment should be on the August 15th. If this date has already passed, the payment needs to be made as soon as possible. The due date will be specified on the tenancy agreement.
Guarantor:-
1. The property requires a UK based guarantor.
2. Paying rent by instalments is only allowed to the students who can provide guarantor information.
3. The guarantor should be based in the UK, or a qualified UK guarantor service providing agency.
4. If you cannot provide a valid UK based guarantor you will have to pay your rent in full.
Mode Of Payment
You can pay online using Western Union or Alipay
Booking Deposit: £100 to confirm your booking (Will be adjusted in rent).
Security Deposit: £350 (refundable at the end of tenancy).
Guarantor: UK Based Guarantor
Installment Plan: Full payment, 2 installments and 3 installments
Mode of Payment: Credit Card, Debit Card or Bank Transfer.
Cooling-Off Period
1.1 Cooling-Off Period
Once you pay your reservation fee, it is non-refundable.
If you have already signed the Tenancy Agreement, you will remain responsible for the full rent unless a suitable replacement tenant is found.
1.2 No Refund on Reservation Fee
The reservation fee remains non-refundable, even if you are released from the agreement due to a rejected visa or university offer. However, you may be eligible for rent refunds if these conditions apply (see "No Visa, No Pay" and "No Place, No Pay" below).
Replacement Tenant
2.1 Early Move-Out and Replacement Tenant
If you wish to move out before the tenancy ends, you will still be responsible for paying rent until a suitable replacement tenant is found. You and the replacement tenant must inform the Property and complete the necessary administration work.
A £50 administration fee may apply for processing the replacement tenant.
2.2 Subletting
Subletting your room is not allowed without the Property's written permission. If you have found a suitable replacement tenant, please contact us to ensure all the necessary paperwork is in place. A £50 administration fee may apply.
No Visa, No Pay
3.1 Failure to Obtain a Visa
If you are unable to study in the city due to a rejected visa, you may be eligible to be released from the agreement.
However, the reservation fee remains non-refundable.
To qualify for a cancellation under this policy, you must provide the following within 7 days from the date of the results being published:
A written rejection letter from the Home Office, or
A written rejection letter from the chosen university/college or UCAS, or a screenshot of the UCAS status confirming that the required results were not achieved.
No Place, No Pay
4.1 Failure to Gain University Offer
If you are no longer able to study in the city booked due to a rejected university offer, you may be eligible to be released from the agreement.
The reservation fee remains non-refundable, but rent already paid may be refunded if the cancellation is accepted.
You must provide the following within 7 days from the date the results are published:
A written rejection letter from the chosen university/college or UCAS, or
A screenshot of the UCAS status confirming that the required results were not achieved.
A copy of the proof of acceptance to a new university via UCAS adjustment (before the rent due date).
Other Cancellation Policies
5.1 Coronavirus Cancellation Policy – Visa Application Delay
If you are unable to obtain your visa on time due to the closure of visa centres, contact the Property within 7 days to discuss the possibility of deferring your tenancy. Alternative options may also be available.
5.2 Course Start Date Delay
If your course start date is delayed, you can submit the updated course start dates to the Property within 7 days, and we will consider deferring the tenancy to match the new course start date, or explore other options.
5.3 Travel Ban
If a travel ban is imposed in your home country or region, preventing you from traveling to the UK, contact the Property before the tenancy start date. We will consider deferring your tenancy until the travel ban is lifted or discuss other available options.
5.4 Early Move-Out
If you choose to check out before the tenancy ends, you will still be responsible for the full rent unless a suitable replacement tenant is found. You will need to find a replacement tenant and notify the Property.
A £50 administration fee may apply.
Governing Law
These terms and conditions shall be governed by and construed in accordance with the laws of England and Wales. The Parties irrevocably submit to the exclusive jurisdiction of the English courts over any claim, dispute, or other matter arising under or in connection with this Agreement.
This property needs a Uk Based GuarantorA guarantor is a person/entity who agrees to cover the student's rent or related charges if the student fails to meet their payment obligations during the stay.

At the moment, apart from The Foundry Newcastle, all our tenancy options are fixed. If your move-in date may be different from the official check-in dates shown on the website, you need to check with our booking consultant for confirmation.Please note, once you've signed up your tenancy agreement, you won't able to change your check-in date shown on your agreement.
Yes, there is laundry for each UNINN student accommodation.
Regular cleaning services are provided in all communal areas including cluster kitchens. Residents are responsible for the cleaning of bedrooms and also daily cleaning in kitchens.
No, UNINN student accommodation is smoke free. Smoking is not permitted in the premises including studios/en-suite rooms and communal areas. However, a designated smoking area is allocated in the courtyard.

Yes, each UNINN student accommodation has fantastic social space for students to socialise. There will be on-site events held for tenants to meet more people, to understand culture from all over the world and to be connected with employers.
Once your booking is accomplished, your reservation fee is not refundable, but your security deposit can only be fully returned if you can prove that you are unable to acquire the UK visa or you are going to study in a different city (e.g. evidences of rejections from universities and UK Home Office).
Yes, you can. However, please note you are still responsible for paying the rent until you find another student to be your substitute tenant. You and your substitute tenant must inform the landlord and accomplish administration works accordingly. Admin fee is applied.
You can choose a self-contained Studio (everything in one private space) or an Ensuite room, which gives you your own bedroom and bathroom while sharing a fully equipped kitchen and social space with flat-mates.
