Cancellation Policy
Cooling-Off Period
1.1 Cooling-Off Period
Once you pay your reservation fee, it is non-refundable.
If you have already signed the Tenancy Agreement, you will remain responsible for the full rent unless a suitable replacement tenant is found.
1.2 No Refund on Reservation Fee
The reservation fee remains non-refundable, even if you are released from the agreement due to a rejected visa or university offer. However, you may be eligible for rent refunds if these conditions apply (see "No Visa, No Pay" and "No Place, No Pay" below).
Replacement Tenant
2.1 Early Move-Out and Replacement Tenant
If you wish to move out before the tenancy ends, you will still be responsible for paying rent until a suitable replacement tenant is found. You and the replacement tenant must inform the Property and complete the necessary administration work.
A £50 administration fee may apply for processing the replacement tenant.
2.2 Subletting
Subletting your room is not allowed without the Property's written permission. If you have found a suitable replacement tenant, please contact us to ensure all the necessary paperwork is in place. A £50 administration fee may apply.
No Visa, No Pay
3.1 Failure to Obtain a Visa
If you are unable to study in the city due to a rejected visa, you may be eligible to be released from the agreement.
However, the reservation fee remains non-refundable.
To qualify for a cancellation under this policy, you must provide the following within 7 days from the date of the results being published:
A written rejection letter from the Home Office, or
A written rejection letter from the chosen university/college or UCAS, or a screenshot of the UCAS status confirming that the required results were not achieved.
No Place, No Pay
4.1 Failure to Gain University Offer
If you are no longer able to study in the city booked due to a rejected university offer, you may be eligible to be released from the agreement.
The reservation fee remains non-refundable, but rent already paid may be refunded if the cancellation is accepted.
You must provide the following within 7 days from the date the results are published:
A written rejection letter from the chosen university/college or UCAS, or
A screenshot of the UCAS status confirming that the required results were not achieved.
A copy of the proof of acceptance to a new university via UCAS adjustment (before the rent due date).
Other Cancellation Policies
5.1 Coronavirus Cancellation Policy – Visa Application Delay
If you are unable to obtain your visa on time due to the closure of visa centres, contact the Property within 7 days to discuss the possibility of deferring your tenancy. Alternative options may also be available.
5.2 Course Start Date Delay
If your course start date is delayed, you can submit the updated course start dates to the Property within 7 days, and we will consider deferring the tenancy to match the new course start date, or explore other options.
5.3 Travel Ban
If a travel ban is imposed in your home country or region, preventing you from traveling to the UK, contact the Property before the tenancy start date. We will consider deferring your tenancy until the travel ban is lifted or discuss other available options.
5.4 Early Move-Out
If you choose to check out before the tenancy ends, you will still be responsible for the full rent unless a suitable replacement tenant is found. You will need to find a replacement tenant and notify the Property.
A £50 administration fee may apply.
Governing Law
These terms and conditions shall be governed by and construed in accordance with the laws of England and Wales. The Parties irrevocably submit to the exclusive jurisdiction of the English courts over any claim, dispute, or other matter arising under or in connection with this Agreement.
Frequent Asked Question (FAQ's)
Who can book a room in the accommodation?
Only full-time students are able to book a room with us. When you book a room, you will be asked to provide certificates of student status (e.g. CAS(Confirmation of Acceptance for Studies),student ID, valid student visa, etc.).
Can a couple share one room?
This varies for different accommodation and different room types. Please ask our booking consultant for confirmation via online chat, emails or phone calls.
How to secure a room?
We will secure the room for you upon receiving your initial payment (including your reservation fee and security deposit).
Can I choose where I wish to live?
Yes. As long as there is availability, your requirement will be fulfilled to the most extent.
Apart from the rent, what else do I need to pay?
The reservation fee to secure your room is £100.00 which will be deducted from the rent when you pay the full rent or the first instalment at a later date.
There is another £350 security deposit payable with the rent, which will be put into the government-authorised deposit protection scheme, TDS Custodial (Tenancy Deposit Scheme) for protection and is refundable when you check out if nothing is owing for damages or outstanding rent.
This could slightly vary for different accommodation and different room types.
How long can the tenancy be?
The standard length of UNINN® tenancy agreement is 43, 44, 47 and 51 weeks. Some student accommodation is available for short let (should be 6 weeks or above), please contact our booking consultant for more details via online chat, emails or phone calls if you are interested.
When do I need to pay reservation fee, security deposit and the rent?
Reservation fee and security fee: you need to pay this within 48 hours when you book a room with us. Rent: you need to pay your first installment or your full rent at least 10 working days before you move into the property. Paying rent by installments is only allowed to the students who can provide guarantor information. The guarantor should hold British passports and workin the UK; or a qualified UK guarantor service providing agency. You can choose 2 or 3 installments as you wish, but you need to provide the following documents: filled guarantor forms, bank statements of guarantors and pay slips of guarantors).
