Tenancy Deposit: Your Tenancy Deposit of £150 is due 9 days prior to your tenancy start date and is refundable at the end of your tenancy, less any deductions for damages or charges due.
Tenancy Agreement: A sample Tenancy Agreement can be viewed on your chosen location's page of the website. Once you have made your booking, we allow 5 days for your Tenancy Agreement to be signed. If the agreement is not signed during this period, your booking may be cancelled. The signed Tenancy Agreement is a legally binding agreement and you or your guarantor are bound to pay the rent in full even if you do not move into the property or if you leave the property early. From the 1st August prior to the new academic year you only have 2 days to sign your Tenancy Agreement.
Payment Due Dates: The first instalment and Tenancy Deposit are respectively due 10 and 9 days before your stated tenancy start date. The subsequent instalments are due on 03 October 2020, 09 January 2021 and 09 April 2021.
Full Payment Discount: If you pay your full annual rent in advance of your tenancy start date you can receive a 2% discount. If you would like to take up this discount you will need to contact the team at your chosen accommodation. The discount will be applied to your account prior to you making payment via the online portal. If full payment is not received by the start of the tenancy, the 2% discount will be withdrawn. The Full Payment Discount is not available to semester or short term lets.

Cancellation Policy
Cooling Off Period:-
- If the booking is cancelled by the applicant prior to it being countersigned, the Advance Rent payment will be returned.
Once the booking is countersigned, Property manager offer a 72 hour “cooling off” period so if circumstances change, the tenant can
cancel the booking subject to having not moved into the property.
- From the 1st August 2025 the “cooling off” period is reduced from 72 to 24 hours after the booking is countersigned.
- To cancel the booking during the cooling off period, please email the Residents’ Team within 72 / 24 hours of being sent
the ‘Lease Agreement Executed’ email. The tenant will then be refunded the advance rent payment. NB. This may take
up to 10 working days to reach your account.
Replacement Tenant:-
1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent until you find someone to take up a new tenancy with the Landlord for remaining term you no longer wish to have your tenancy for.
2. If you find a replacement, the property will need to do some basic checks to confirm their eligibility to enter into the contract.
3. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, you will be released from the tenancy agreement.
Note: There will be certain charges incurred in this case.
No Visa No Pay:-
If an applicant fails to get a visa to enter into the UK, they can cancel their tenancy by providing evidence of their failed
visa application. Once Property manager receive this, Property manager will confirm receipt of your request to cancel and refund your full Advance
Rent.
No Place No Pay:-
Once the “Cooling Off” period has expired, the tenant can cancel the booking prior to the tenancy start date if:
• You have not acquired the grades to be offered a place at the chosen university.
• You have failed to achieve the grades to continue your study at university.
In these circumstances, please provide evidence (UCAS notification) to the Residents’ Team within 72 hours of being
notified. Once Property manager receive this, Property manager will confirm receipt of your request to cancel and refund your full Advance Rent.
Should you not receive notification of these criteria until after the tenancy start date, you will be responsible for all rent
payments up to the date you provide us with confirmation documentation from UCAS and Property manager reply to confirm the release date with you.
There are no other circumstances under which Property manager will accept a request for a cancellation either before or during the
tenancy.

When can I move in?
A few weeks before arrival, you will be invited to book a move-in slot by your Accommodation Team. This can be booked via our student portal once we've let you know check-in slots are available.
What is the cancellation policy?
Book online until the end of 31st July, without seeing the accommodation first, and we run a 72-hour 'Cooling-Off' period, allowing you to cancel your booking within 72 hours of completing the booking. Bookings made from 1st August for the forthcoming academic year have a 24-hour 'Cooling-Off' period. To cancel, write to or email the Accommodation Manager at your chosen location.
Can I choose a certain room?
Absolutely! Floors, flats and room numbers are available to select during the online booking process.
