Booking Deposit
You will have to pay deposit: From £250 to book your room.
Guarantor:-
If you wish to secure your accommodation with them and you are planning to pay your rent in instalments, they ask that you provide a qualified Guarantor. A Guarantor will be required to provide suitable documentation via the online application process.
A Guarantor is a responsible person who agrees to pay any outstanding rent and associated rent recovery costs for the tenant for whom they are acting as Guarantor, should the tenant fail to keep up with the rent payments for the accommodation. The agreement is a legally binding document and should not be signed lightly.
They will carry out all necessary credit checks as prescribed by law and will reserve the right to reject nominated Guarantor applications if the requested information is not provided and the nominated Guarantor does not meet the minimum requirements. The minimum requirements for a Guarantor are:
In full-time employment (earning annually a minimum of thirty [30] times the tenant’s monthly rent)
Resident in the UK
UK Homeowner
“Housing Hand” can act as your guarantor if you do not have a qualified Guarantor.
Instalment Plan:-
Property offers two payment options:
1. Option 1 –
(a). Payment in Full
This will be taken in August, or if booked in or after August, prior to the Tenancy Agreement start date.
(b). Payment in Instalments (requires a UK Guarantor)
Instalment Option:
August: 10% of total rent (or before Tenancy Agreement start date)
September: 30% of total rent
January: 30% of total rent
April: 30% of total rent
Mode Of Payment
Direct Debit for all their properties, they request you set up a Direct Debit from a UK bank account. A Direct Debit mandate will be sent with your Tenancy Agreement and rent payment schedule. There is no charge for this service.
Bank Transfers can be made.
International Bank Transfers can also be made.
For payments where the Payment Service Provider is outside of the EEA properties online portal provider will charge a card processing fee of 2.9% plus 20p. Some banks outside of the EEA also have a separate local export tax which will also be charged. All fees will be presented at the checkout.
They does not accept cash payments or cheques. Rent credit/debit card payments cannot be taken over the phone, or at the accommodation reception.

Cancellation Policy
Cooling Off Period
If you choose to cancel your booking, you have 7 calendar days after signing your Tenancy Agreement to do so.
If you made your booking fewer than 7 calendar days before the start date of your Tenancy Agreement, you may cancel your booking until the earlier of:
(a) 7 calendar days after signing the Tenancy Agreement, or
(b) the date your Tenancy Agreement commences.
You may not cancel your booking once your tenancy commences.
For bookings made after 1st August, if you made your booking fewer than 3 calendar days before your Tenancy Agreement start date, you may cancel your booking until the earlier of:
(a) 3 calendar days after signing the Tenancy Agreement, or
(b) the date your Tenancy Agreement commences.
You may request to cancel your booking by sending a written notice along with any supporting documentation for your cancellation request to the property.
The property will refund your deposit (where applicable) within 10 calendar days of accepting your cancellation.
Cancellations After the Cooling-Off Period
After the Cooling-Off Period, you will not be eligible to automatically cancel your booking.
You and your Guarantor (if applicable) will be required to meet the obligations set out within your Tenancy Agreement, or find an eligible replacement tenant to take over your Tenancy Agreement.
Replacement Tenant
If you wish to terminate your Tenancy Agreement before the end of the contract, you must find a suitable replacement tenant.
The replacement tenant must meet the following criteria:
Be over 18 years old.
Be enrolled as a full-time student at a local university or college.
Sign a new Tenancy Agreement with the property and provide relevant documents, including a Guarantor (where applicable).
Refunds will only be processed once the new tenant has signed the Tenancy Agreement, paid, and moved into the accommodation.
If you fail to find a replacement tenant, you and your Guarantor will remain responsible for paying the full rent until the end of your contracted term. You will also remain liable for rent payments until the new tenant’s Tenancy Agreement commences.
No Place, No Pay
If you are a prospective full-time student, and:
Your offer from your university or higher education institution is withdrawn, or
Your visa application is not accepted, or
Government travel restrictions prevent you from traveling to the accommodation and you withdraw from your course,
you may be eligible for a refund of your deposit (where applicable).
To cancel under "No Place, No Pay," you must provide one of the following:
A written rejection letter from your chosen university/college.
A copy of the acceptance letter from a new university/college if your place is withdrawn.
A written rejection letter concerning your visa application.
Written evidence from your university/college confirming that you have cancelled your course due to Government travel restrictions.
The required documentation must be received by the property within 2 calendar days of the date on which the letter from your university/college/visa is dated.
If the cancellation is approved, the property will refund your deposit (where applicable).
It is unlikely that your cancellation request will be approved if your Tenancy Agreement has already commenced.
Other Cancellation Policies
You must sign your Tenancy Agreement within the specified period. Failure to do so may result in the property cancelling your booking, and you will forfeit any booking fees paid if you are outside the Cooling-Off Period.
If you fail to make the first rent payment or check-in within 3 calendar days of the agreed check-in date, the property reserves the right to cancel your agreement with immediate effect by written notice.
If your agreement is terminated due to breach of contract, you will forfeit any deposit paid.
Room Moves:
The property does not offer room moves once you have checked in.
In very limited circumstances and depending on availability, room moves may be allowed. There is a £50 fee for changing rooms.
